This might help 2nd+ buyers feel better. Just got back from HK and the extra stamp duty for all non 1st time buyers is 10%... a friend got fined close to HKD$700,000 = GBP£60,000 ish...

I've used Dan at Acme Removals a couple of times, he's got a big Luton van though so dunno if that's too big for what you need but I'd recommend him.

The executor(s) of the will can handle the party wall agreement, not the beneficiaries, so you'll need to work out if that's one or more of the sons or a solicitor or someone else. You may well be right that they don't want to as it's hassle and a potential offput for buyers, you'll just have to chat them up.
Bloody inconsiderate timing of the neighbour TBH.

You may also be able to to instruct a surveyor on their behalf if you do not get anywhere with the executor

Thanks for this - I'll give him a shout. Luton van might be a bit big as bikes and TV are our biggest items

I'm looking into a buy to let (don't hate me), prob in Norwich. Anyone here have buy to let properties? What sort of deposit would I need percentage wise? and all that LTV lark... I also need to give my current mortgage folks a call...

it's usually 25% deposit, by the way.

Three weeks into a mortgage application and won't find out if we get the moolah until Wednesday. This is bloody painful.

Bollocks. I was hoping for 10%
I shall research further.
Thanks! -

You wouldn't believe the bullshit we had to go through with First Direct. So many questions, and so many documents to send them.
My own sale is getting to the "really fucking frustrating" stage now with idiotic and irrelevant questions from the buyer's solicitors slowing everything down.

We're over 50 separate documents now. They even looked at three years of my full company accounts, not just the standard SA302. Anyway, we've passed underwriting now. Just waiting for results of the survey. If they say no after this hassle I'm going to do my shit.

I wish my sellers solicitors had idiotic questions, but they don't even pick up the phone.
I'm not surprised in the slightest though. Conveyancer was 'recommended' to the seller by Purple Bricks...

Exchanging Wednesday, completing Friday...assuming everything goes to plan.
Well everything went to plan, we were out of our flat in Charlton by 12pm and all bits were unloaded in the new place (DA1) by 3.30pm. Even had time to do an IKEA run before dropping the van back at 12pm the next day!
Waiting on bed and sofa, and the 'fun' now starts with painting and general DIYing that we'd like to get done before we consider the place ours. First mortgage payment due 1st of next month, so will have three-odd weeks of interest added onto it too. Gulp.

Does anybody have any recommendations for removal companies?
Or who to absolutely avoid?
Moving from E2 to NW6 if that makes a difference. -

If you don't mind ££, Casey's Removals are top notch.

• #14195
We used simplyremovals, bit of a shambles to be honest.
-
• #14196
We've used Casey's to do a pack and move three or four times. It costs but it makes moving relatively stress free.

I've used Simply Removals a couple of times now and they've been fantastic each time. The packing service is amazing.
Maybe we just got lucky.

Or we got the idiots and most crews are ok.
Came to pack, no wardrobe boxes, only a few large boxes so tried to charge full whack for lots of light small boxes when they should have used a few larger boxes which would still have been c. 5kg a box.
On moving day, no trolley for the boxes so they had to carry all the small light boxes, took ages, many fag breaks were had. Wanted to charge extra (to be paid in cash before unloading the van) because it took an hour and a half longer than the standard job time. Highgate to Chingford, no traffic delays, no waiting for keys, extra time was entirely down to the removers making more of a job out of it than was necessary. Ended up on the phone to a manager who seemed to bollock them a bit after I explained the boxes, trolley and fag break situation, also that I had ended up shifting the boxes myself to try and get them to go at a bit more than snails pace. They then unloaded the van without demanding the cash.
Would not use again, but willing to accept we got the idiots that even good companies sometimes seem to employ.

I'm in a converted house, upstairs flat and downstairs flat. I own the upstairs flat. Myself and downstairs each own a share of the freehold and then individually have a lease for our respective flats.
Looking at a loft conversion. Obviously I will need the agreement of the other freeholder to go ahead with it but I'm trying to confirm if I own the loft. From these lease extracts I reckon I do, what do others think?
Also, I noticed I only have about 70 years left on the lease. Downstairs will be the same. I assume extending it is relatively straightforward given that both leaseholders are also the only freeholders. Is it worth looking at this now, will it potentially affect remortgaging, or just when I come to sell? Any idea how much it would cost?
Cheers

You both own the freehold. You can give yourselves 999 year leases for free. Perhaps a solicitor should draw up a 'deed of variation' which is just a legal document which states that the text of the clause which says '99 years from whenever' will now say '999 years from whenever'
YAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAY
I have literally been nervous for you all day! Congrats.
