  • Without risking the sale is there any way I can get the sellers solicitor to hurry the fuck up? Ours is still awaiting a sellers pack from theirs some weeks after the offer was made. We only offered cash to do this quickly.

    Update to this. Apparently it's not the solicitor that's slowed things up. It's the estate agent who is merging with another local company and so, since our offer was accepted, have basically not progressed it (apart from sending out the memorandum of sale with the wrong details on it three times). They say they likely won't have any news before the 15th which means it's not really practical for me to give my 30 days notice on tenancy which means another month of exorbitant rent.

    Is there any way to progress a sale without using these utter fuckwits? i.e. just between solicitors and vendor?

  • Generally once the two solicitors are in contact the estate agent involvement is reasonably minimal other, unfortunately, than the memorandum of sale which is needed so all know what's going on.

  • Get on the phone yourself and phone everyone concerned, except for the estate agents. Doorstep the estate agents.

  • I've dispatched my brother to look at three flats in Wimbledon this weekend - purely for investment purposes.

    Criteria is as follows:

    1) Ten minute walk from the station.
    2) Five minutes from Pub/convenience store.
    3) Not too concerned about building/adding any particular value to it.

    I'm what you might call a long-term investor.

  • Not so. I've so far ignored all the pricing advice that the letting agents have come up with and I generally tend to price property between 10-15% less than what they advise.

    This guarantees me a long term tenant, which you'll understand is almost entirely the name of the game.

    In 15 years it's been empty for 12 weeks.

  • Standard practice for roofers. In fairness to that trade they have to work around the weather and at the moment (read last few years) there's a shortage of them so they are under pressure.

    Answering the phone or making calls is also a pain in the arse if you're clinging to a rooftop with your hands covered in bitumen, but it's understandable that the client shouldn't have to take that into consideration.
