is a nice place
with decent weather
is successful at football
is where he lives
is less likely to lose its best players this summer

Joe Hart for £40m sounds like a great way to spunk the TV jackpot btw. It's probably a once in a lifetime kind of deal. Clubs would do well to spend it a bit more conservatively.
