Briefly, it's a pretty good deal for West Ham. They get all of the money from selling the Boleyn to Galliard (£50m or so), plenty of catering revenues,the vast majority of the advertising, potentially a share of the stadium naming rights, increased ticket revenues (particularly with the 3,500 executive seats they'll have).

In addition they'll have various expenses (which have been estimated to be worth up to £2.5m) covered by the taxpayer.

All in exchange for £2.5m a year and £15m up front (although if Spurs play there they get half of that back).
