West Wickham common? The Dulwich cross route is round your ends and gets done on a week day evening in the dark.

Depends how much gnar you're after. But you can be on some technical stuff within 25 minutes from your place.

Spring Park. There's some trails there that make me search out the wimp line on my cross bike.

The Olympic Park mtb tracks are now a free-for-all of random mothers with young children and full-face downhillers. Far better than being empty all day.

Awesome. Thank you. Next time you are at the Ivy House I will get you a beer. And can offer nearby bike stand, parts and tools if you are still working on your London project.

It does mean dealing with a framebuilder though, and they're pretty awful people

Meh, I'm not feeling that. Although they're prepared for when aero XC bikes become a thing. Also don't Magura do a fork?
Also Magura brakes.
I don't really want to spend hours on tarmac riding to some countryside, but I'm assuming that I've got a minimum of 60 minutes of roads before I hit anything from SE23 - unless anyone knows better?
