Prepared to commute a little further?
Further than 15 miles each way? Not really. I work long and unpredictable hours, don't really think more than that is sustainable long term. And there's no way I'm getting a train/tube every day.

Where in South London that isn't shitty does £250k buy us somewhere with two bedrooms that my Kent-intent wife might be persuaded to raise a (hypothetical*) kid

In terms of mortgages, brokers, meeting with banks etc. Theres plenty of websites where you can compare whats on offer. Thats all i did and at the time it turned out that HSBC who i bank with came out on top which made it even easier as they had all my financial history . 1.49% above the base rate so only paying 1.99% all in and i really can't see rates moving for a while the way things are going.

I can't speak for now as it's years since I've been around that area but it wouldn't be high on my list of choices for a place to live.
True story - One Christmas day, many moons ago, we were parking the car in the flats opposite to visit friends when an xmas present landed on the road in front of us. A pair of slippers were hanging half out of the wrapping paper. Seconds later someone's Christmas dinner complete with plate followed it.

South, southeast or south west ? - you wont get much southwest.
Sutton area has the highest level of good GCSE results in the country. Probably becase we have quite a few Grammar schools . :)

I have lived;
Selhurst - wouldnt go back there
Dulwich - Nice, too expensive now.
Nottinghill - Great for the party and young people, too expensive, great fun.
Addiscombe - OK
South Norwood - OK
East Croydon - Nice buildings, ok area, but too close too other shite, good transport links.
West Croydon - NO.
Thornton Heath - I never want to go back there in my Life
Beckenham - Nice, bit expensive, like though.
South of Wimbledon, north of Epsom, west of Sutton, east of Kingston, bit suburban but ok area, good transport, good schools. (also close to 4 towns, river 3 miles away, good work) -

we live 13 miles out, other half manages to cycle it everyday, mostly.

When my wife was looking for our house, I gave her a limit of 15 miles each way for my journey to Hammersmith. Ended up with 16 and a bit, I've been cycling it almost every day for six months and I'm still loving it. I'm no athlete. Really, not at all. I worked up to 5 days a week gradually; at first my legs hurt a lot but now they're used to it.
I sit at a computer all day at work, so a bit of exercise to and from is welcome. It might be different if I had a physically active job.

It's just around where we are looking there have been the odd 1 or 2 which crop up and are of non standard construction.

Depends what the construction is and whether there is history with it/them. Some cause mortgage problems, some seem to be ok.
You'd need to do full research.

Wooolwich is not great, I'd avoid it unless I had to- I lived in Deptford/Greenwich and Blackheath, so am familiar with the area.
I'd far rather be in Lewisham/Catford.
Nunhead is nice, and affordable, some of Peckham is, in fact, now essentially East Dulwich but (almost) Peckham prices.
We are in Forest Hill, which is much, much cheaper than East Dulwich, whilst also being walking distance- I walk to my gym in East Dulwich, for example.
Woolwich is a bit too a) grim and b) stabby

Yeh and theres me with a subsidence claim on my standard construction flat ! So that brings me on to the issue of Trees and their proximity to the building !

OK I was just interested as to whether or not I could even look at getting a mortgage being a first time buyer n all.. Just ideas at the moment.
Realistically I think I've still got another 4 months saving. But it never hurts to have a good look around.

Tree roots=canopy of tree, as a rule of thumb.
So if it's close enough that the branches could touch the building, it's got it's roots up against the foundations.
