I love it here in Hackney, close to everything with a surprising amount of green space. But you could probably manage a reasonable 1 bedroom flat on your budget, or a 2 bed in a council block, whereas south you could easily get a whole house!
Brixton is a winner for me. I would love to buy down there but my girlfriends hates the commute back up north.
