Exactly that

Are you joint tenants or tenants in common?
If it's the former you've got equal rights to the property.
If you want to work out a percentage then you may want to speak to an accountant. There's not going to be a definitive answer as there are going to assumptions around the value of earlier payments compared to later ones, etc. If you don't have good records they may also need to go through bank statements, mortgage statements, etc to come up with the figures.
Or, you can both just agree a figure that feels right and go with that.

While the situation is complicated it’s easy to correlate the info as it only really covers 2 years of one person selling property A and buying property B and both living in the other persons property C while B is renovated.
Then selling property C and putting the proceeds towards property B and just about halving the total mortgage amount.
There are differences in values and equity and while there will be one share bigger than the other neither of us is of the mindset to work out exactly how to come up with a number.
There’s probably different ways of working it out too.
At the moment I’m technically just a lodger but we will have the new mortgage in both our names once new one is taken out after selling property C.
We are not married FWIW. -

Deceptive marketing. Made to look like a gov.uk page as well. Ignore.
-

Yeah it's a bit naughty isn't it. Are we on the same page that there is no such scheme in existence at the moment?
-
• #61732
Even if there is, it’s usually means tested so none of us 40k kitchen wanks have access.

If it were me (doing it personally rather than professionally) I'd just plug in some very rough figures of cash in to the property (ignoring whether it was interest or equity, it is all money you've spent) and get a rough figure out. Maybe adjust for what was spent on C whilst both living there. Do you really care if it isn't perfect if you can agree on a figure?
Admittedly what I did, even though the amount of equity we put in was hugely different, was go in as joint tenants so we had equal shares. Not married but we do have a kid which was the main reason behind that decision.

one for the 'modern' house lovers - obviously very tired but interesting nonetheless. on one of the most expensive streets in guildford

That's quite cool - I like it. I can easily imagine the phrases 'needs work', 'swimming pool' and 'pond on roof' might get expensive.

The swimming pool with a pond on the roof is amazing though. And the views... I love it.

Definitely - the patio by that pond must be a lovely place to be on a summer evening.

Anyone guess the name over the surprisingly informal front door?
-

Looking at the road name on right move, you can see it on street view.
'The Bri...missing letters'

Love it, this could be soo good but oh man, so much money needed to refresh it to the level it deserves. Unfortunately it’s more likely to be knocked down and replaced by an enormous grey McMansion by the future buyer.

yep. 2 doors down is a greige monstrosity which genuinely looks like an pharmacy lab (in a bad way; see the 18th slide). a few doors down on the other side of the road have a lime green lambo though

Smart thermostats. I’ve gone back through the thread and both Hive and Tado seem to be the recommended options - that still the case?
I’m finally going to replace our old analogue one that controls a condensing boiler that serves the heating and feeds a hot water tank. Moving forward this vented tank will be replaced with an unvented system and eventually a heat pump will replace the boiler. I plan to put smart TRVs on the radiators too.
Lastly, I want it to work nicely with Home Assistant.Any likely issues with either Hive or Tado in this case?
Thanks -

I have Tado. It's mostly been trouble free. I had a problem with one TRV not turning off which after I opened a support ticket and went through the motions they sent a replacement.
I have lots of TRVs so lots of batteries to change every 9-12 months but it gives me the control I want, for example the guest room is currently set to very low but I can turn it up when someone is staying.
I'm using the WebKit HomeAssistant integration to control some things. That is local to my LAN, everything else needs the Tado cloud. I mostly use the app though as it is easier.
I believe fancy boilers and heat pumps can be communicated with using some sort of serial bus rather than relays. There are terminals on the Tado for that but I have no experience as my boiler is about 40 years old.

Isn't the general principle with Heat pumps to control the whole house based on external temps and preferred internal temps, no zonal and switching. Just "give me this temp"?
-
• #61749
Thanks for this. I’ve just been reading up about Tado and it looks good.
A really basic question, but our current analogue thermostat is wired to the wall. Does that mean I need to buy a wired Tado? Or can I repleace with a wireless version?

And did you buy the EU version that modulates?
Could you elaborate on the context? Do you each own a property and one will be sold and the profit invested into the other one which will become shared?
