  • Have u had a go on the digger?!

  • I wish I'd done this when we did our ground floor, inlaid coir or sisal would have been fine

  • Ive got Bespoke doing a single Dormer at mine right now, basic finish is about 65, including the vat. We supply bathroom.

  • Who are the lads working on yours? We had Charlie building and Adam pm, absolute fucking lads. Wanted to go to beefa with Adam.

  • Nice, would love to see some pics!

So you're looking at ~£70K including everything (sanitaryware, skip permits etc)?

  • Adam as pm, Ryan as builder.

  • Say hello to Adam for me. Absolute sound lad.

  • 70 sounds right
3k on bathroom (1.5m shower tray, sliding shower doors, shower with separate control valves, vanity, sink, taps, rimless bog and bum gun).

No skip permit needed, it’s on the rear garden access road I share with next door. (I’m the bastard neighbour this week, his turn later this year).

700 on laminate flooring + underlay
    Tiles tbc
Got three velux going in and French doors with Juliet railing.

  • Forum approved toilet? Coupled, modern, white. Cheers

If you want one that needs a cistern these are next level, bit spendy tho:

  • Nice! Turns out the bog I bought ages ago, yet to be fitted, is a 'GSI Kube X' with that freaky bangers & mash gobbling vortex.

Do you have direct experience of this system?

  • I guess putting more space on your house is expensive, and people probably end up making ok profits after investing time and money into their business.
But calculating labour at 25 per hour (no idea if that's supposed to include insurance and stuff) while you make 40 yourself is interesting.

  • Not that model, but the swirlflush is so quiet.

  • The spray is handy but we get water all over.
I want a shower curtain that goes all around.

  • Thanks for the advice! Just grabbed one for forty quid posted. Should be installed by Saturday afternoon :)

  • Had my shower screen and stuff refitted last week by someone decent. Re-siliconed the cutout which will hopefully hold til I can get it properly sorted

Re labour rates, the plumber that I have used a lot and I rate is 340 p day in Bristol. He's also now VAT registered so was an expensive day.

Got loads of silicone left, which I may use to redo some of the shit from my initial shit builders. Is spraying soapy water before smoothing it a myth?

  • You need these, and this.

  • Thanks! No spray. Will sort

  • I'm planning a bathroom refurb in a very small room. Any comments/suggestions on this design would be welcome.

  • Sorry, saw this the other day but forgot to reply.

Have got Herts and Essex Lofts lined up for the job. Came with a recommendation from the architect, and is apparently uncle of the Bespoke people. Currently in the process of getting the lease amended to grant permission, still vaguely optimistic it might actually happen one day.

Outrigger will have the typical 3x3m room, plus terrace extending to within 2.5m of the rear wall.

  • That loo looks funky. The spot is fixed because of existing plumbing or not?
I'ld put the loo where the entrance of the shower is now. And then have a smaller shower next to it with the shower head on the adjacent wall.

  • Herts and Essex, bespoke, agl and I think one more are all owned by the Lopas family.

  • Get the towel rad into the massive shower area so the toilet space is useable.

  • Towel rad looks like it might be electric... :|

Could you build out the right wall (right as you walk into the bathroom) and put the towel rad there? Towels would then be within easy reach of you sliding the shower door open (and further away from the shitter). Can get you one of them fancy recesses for your posh shower gels opposite the shower too.

The door might not open though.
