  • Thanks! The dark bits are wet, it was raining when snap was taken. Quickly dries back to the natural marbled cement colour.

    No bathroom up there, I don’t believe in en-suites and we don’t need another bog, but we’re running all the plumbing up there anyway to make it easy to install a bathroom in the future. All waste and plumbing runs through the eaves and out of the side passage wall, so no visible pipework at the back of the house.

    A friend is doing their loft right now as well, and their waste is running down the underside of the new staircase.

  • Makes sense, damn you. We ran ours internally but still have to have the massive snorkel and pipe work out the back.

  • Deffo put the washing machine and dishwasher to the left of the sink. The needed deeper worktop is always nice. Easier with plumbing too.
    Also, yes, uniform 60 looks nicer, but I also like wide 80cm drawers and then thin 20cm apothecary drawers next to them for spices and whatnot.

    Why do you want the island though? Is it essentially a very large cutting board in the middle of the space? That's where I'ld put the hob, with the full height oven and fridge across. Also why do you need that ashp thing in the kitchen? Can you not put it underneath the stairs to the right if fire regulations don't make that impossible?

    IKEA still do these planning sessions with designers in store right? I really think you'd benefit. Also 3D helps to really see what your doing.

    On a similar note, why squeeze the table in the corner?

  • Yep. It's basically just two flat planes of SIP panels: one roof, one front wall (as well as building a new party wall in brick on the side, to match the one that was already there on other side). Interior wall between old house and extension came down on Saturday and the builders should finish installing the steel beam today. Props should be down mid-week.

    I've got a crazy paved patio in our back garden, about 5m x 3m, which looks ugly as hell, and slopes away from the house and down to the grass via a shambles of loose breeze blocks and concrete semi circles. I'd like to replace the whole thing with decking, with a proper staircase down to the garden, and ideally a frame for putting up a pergola / gazebo.

    It looks like a huge project and while I like woodwork, I'm not sure I've got the skill to achieve it. Is it worth getting someone in? Anyone have any ideas of cost in That London?

  • Depends how much stuff they'll have to smash up and remove, but suspect you might be looking at £2-£4k depending on the materials you use.

    DIYable if you've got the time to do it and are reasonably comfortable with working with exterior wood and the tools to chop it up and fix it together.

  • On one side of our back garden the divide is old stone (with not great cementy stuff) from the end/service lane, towards the house - about 3/4 of the way. The last few meters is flimsy wood panelling up to where it fixes to the house.

    The stone is tiered. About 1.8m at it's tallest by the service lane. Then 1m high in the middle. Then the wood is 1m. It's fixed onto a batten which is somehow attached to the house through render.

    I'd like to get more matching-ish stone and build it all to 1.8m, right up to the house. What should I consider before doing more than just loosely thinking about it from time to time?

  • Find a local stone mason?

  • Don’t get a general builder in, use someone who specialises in decking. It’s not that difficult if you have general woodworking skills, but someone who does it for a living will do it in about a quarter of the time it would take you to do it.

    Gonna move the dishwasher to the left of the sink. What's wrong with the washing machine in the island? Note: the washing machine door will be facing to the left, towards the windows/garden. This way, there'll be plenty of depth for the door to be left ajar if needed, and to swing more than 90deg open.

    ASHP plant cupboard is incontrovertible, under stairs is way too low to fit all the gubbins in, and has leccy meter etc in it. We also need it as coats/shoes/hoover storage.

    Dining table is tucked by the bench seating corner for obvious reasons.

    Island breaks up the space, and adds necessary cabinet volume and integrated bookshelves.

    Did a planning session with IKEA this morning, the dude had a few good ideas involving drawer configurations and larder design.

    There's also small shelves that go under the tiles.
    I have a length of powdercoated 10cm deep aluminium over my sink, basically this in long but no holes and no lip.
    Would also be nice, but wouldn't like the sharp (ok, not exactly sharp but thin) edge in the place where I'll most likely slip.

    Rodolfo is right, you seem to have space for deeper work surface. That's a good thing.
    I'd love some more space behind the sink to make cleaning easier behind tap.
    Also more space for toaster, kettle, KitchenAid, rice cooker, espresso machine, grinder, Thermomix and air fryer.
