  • Anyone know which specific product(s) can be used as window reveal trim, as shown in the attached image around the internal edges of the window reveals?

    I'm looking for powdercoated aluminium window reveal trim, but not coming up with much...

  • Ha. Literally had the same reference. I bet it’s bespoke.
    You’ll give up on the idea once you realise the hassle and cost.
    Just get real slate and be happy like I did.

  • Ours was turnkey too - all I had to sort was refuse collection as we took an old shed down to do it. Ended up above £30k, probably more like £35 I think?

  • This company does unequal aluminium angle powder coated. Have a look for black I just found this large grey one.

    They do equal angle as well.

    I just assumed there’d be a purpose-made window reveal trim product, like there are several aluminium roofing edge trim products out there…

  • We’re actually using unpainted raw finish cement fibre ‘slates’ imported from Belgium… for the look. And they turned out cheaper than decent quality real slate too…

  • Ohhhhh they sound interesting! I gave up chasing cladding options (or any options) as dealing with my first builder (AGL lofts) was painful.
    Let us know how your cladding goes, sounds like what l originally wanted!

  • It’s should be on the cold side - fixed back to cladding battens so not bridging insulation line.

  • The slates are from SVK in Belgium; had to be imported as there isn't a market for raw unpainted finish in the UK.

    We're doing everything under PD, so can't go too off-piste, but the existing roof covering was made of nasty faded concrete tiles, so the new cladding is kinda a nod to both these and original Victorian slate.

  • Hypothetical at this stage but uncollected goods /Torts act... As an involuntary bailee who has tried to trace the bailor / given notice of intended sale of their equipment - if I were to sell the tools and owe that money to the bailor less costs, what are reasonable costs? Especially if the job is 50% finished and I've paid for 75% of it? And if I can't trace the bailor to give any money to, what happens to the money then?

    Bailee’s power of sale.
    (1)This section applies to goods in the possession or under the control of a bailee where—
    (a)the bailor is in breach of an obligation to take delivery of the goods or, if the terms of the bailment so provide, to give directions as to their delivery, or
    (b)the bailee could impose such an obligation by giving notice to the bailor, but is unable to trace or communicate with the bailor, or
    (c)the bailee can reasonably expect to be relieved of any duty to safeguard the goods on giving notice to the bailor, but is unable to trace or communicate with the bailor.
    (2)In the cases of Part I of Schedule 1 to this Act a bailee may, for the purposes of subsection (1), impose an obligation on the bailor to take delivery of the goods, or as the case may be to give directions as to their delivery, and in those cases the said Part I sets out the method of notification.
    (3)If the bailee—
    (a)has in accordance with Part II of Schedule 1 to this Act given notice to the bailor of his intention to sell the goods under this subsection, or
    (b)has failed to trace or communicate with the bailor with a view to giving him such a notice, after having taken reasonable steps for the purpose,and is reasonably satisfied that the bailor owns the goods, he shall be entitled, as against the bailor, to sell the goods.
    (4)Where subsection (3) applies but the bailor did not in fact own the goods, a sale under this section, or under section 13, shall not give a good title as against the owner, or as against a person claiming under the owner.
    (5)A bailee exercising his powers under subsection (3) shall be liable to account to the bailor for the proceeds of sale, less any costs of sale, and—
    (a)the account shall be taken on the footing that the bailee should have adopted the best method of sale reasonably available in the circumstances, and
    (b)where subsection (3)(a) applies, any sum payable in respect of the goods by the bailor to the bailee which accrued due before the bailee gave notice of intention to sell the goods shall be deductible from the proceeds of sale.
    (6)A sale duly made under this section gives a good title to the purchaser as against the bailor.
    (7)In this section, section 13, and Schedule 1 to this Act,
    (a)“ bailor” and “ bailee” include their respective successors in title, and
    (b)references to what is payable, paid or due to the bailee in respect of the goods include references to what would be payable by the bailor to the bailee as a condition of delivery of the goods at the relevant time.
    (8)This section, and Schedule 1 to this Act, have effect subject to the terms of the bailment.
    (9)This section shall not apply where the goods were bailed before the commencement of this Act.

  • Reasonability is an objective test - what would the man on the Clapham omnibus think?

    That said s12(5) does not mention reasonable costs, but costs of sale, so wouldn’t appear to be an avenue through which to reclaim outstanding funds for incomplete work. More so auction listing fees etc.
    12(5)(b) would cover costs incurred in respect of failure to collect the goods specifically.

  • Thanks. Incomplete work is one thing but having not had access to my bedroom for a some months as it's been filled with tools feels like something. And perhaps it is but it's not the involuntary bailee bit seemingly.

    I'm sure I won't get anywhere with small claims as I understand he's in bigger debt already (van repossessed the last day I saw him), behind on his rent etc. He's in a shitty situation but equally the work was a stretch for us and it clearly hasn't paid off.

  • I imagine in the first instance the pragmatic question is whether he is likely to have the means/appetite to pursue you through the courts - and expose himself to what appears to be an pretty valid counterclaim (breach of contract?) - should you 'settle up' from any proceeds if he has gone to ground - it seems like a cut losses and run approach...

  • Axor should be good I would guess, but when you're in that price range Vola kv1 is the one. Colours not that curated, but imo they are fun.

  • We've got a Swindon-based builder just finishing a job for us.

    Not sure I'd fully recommend him yet but he's also not been bad by any means, and he's very open about costs etc.

    It would be interesting to know if it's someone you've already had experience with as we have a bigger job next year and he's not yet convinced us he's definitely right for it.
