  • Yes, it would be lower. Probably around the 30% mentioned earlier before that kind of investor would consider it and even then there is a much smaller chance of considerably lower prices.

  • Less so if you include transaction costs, and, for the smaller mom & pop BTLers, the utility cost (fluffy and vague as it is).

  • Transaction costs on the way out aren't so bad I suppose? But yes, loss of ability to discuss your burgeoning BTL portfolio at dinner parties must be taken into consideration :-D

  • Well, I am asking for bathroom quotes. Difficult when I don't know what I actually want doing - to my surprise, it turns out I have no passion for bathroom fittings or layouts.

    How to make the most of a 2.3m x 2.3m bathroom? Do I cram in a small bath and shower? Leaning towards big bath with big showerhead over it. Do I mess with the layout? I know it'll be cheaper to keep it as is, but feels like the space is not being used effectively. It's too small to put in a separate shower, but too big for just a bath, toilet and sink, so there are weird gaps.

    The current layout is per the image, except irl the weird built-in cupboard is where the radiator is.

  • We've got a small bathroom that had a bath crammed in, and that we never used. The single thing that made it more usable was getting rid of the bath entirely and replacing it with a largeish walkin shower cubicle thing - is that an option worth exploring?

  • I did originally want that, because we don't often use the bath. But I think we would miss it if we couldn't have a bi-annual soak.

  • Rotate bath 90, put next to bog, quadrant shower top right, basin on right wall. *Depending on joists.

    Looks a little crowded, I think. And there are so many crevices to clean in a corner shower.

  • Maximising distance between bog and basin seems like a good call.

  • Bear in mind, you might have to sister joists. Bath in current position might be supported by 4 joists, if you rotate it would only be 2.

  • Ah. OK, point. I believe the joists run lengthways under the bath (so currently it is only supported by two), but could be wrong. How usual is it for joists to run the same way in all rooms except the bathroom?

  • For hygiene reasons? Plumbing reasons?

  • I don't think a small quadrant shower provides enough of a comfort upgrade over a decent shower over bath (and possibly wider bath) to be worth losing the floor space myself.

  • Could technically fit in a square shower. But means an awkward gap between shower and basin. I'm always thinking about how easy things are to clean.

  • No idea ha. A quadrant rectangle tray might make it feel like less of a corridor to basin.

  • I’m with @christianSpaceman - we had a bathroom almost exactly that size and layout in our old flat. We replaced the bath with a big shower and spaced out the remaining stuff a bit more. Was so much better. I do absolutely hate shower over bath though (feels like being a student).

    Save the bath for when you are on holiday.

  • Where is the window in the above layout?

    Is a walk-in shower an absolute for you? Cramming everything in seems a little compromised on the above layout with both a 1600mm bath and 800x800mm shower being on the mean side.

    Personally, I think I would rather have a more generous feeling room with a larger bath and shower over. I have a pet peeve on doors opening up onto a toilet, and would rather open up onto a nice basin with mirror/wall lights etc. I think I would also rotate your bath/shower 180degrees to make your service runs/connections easier.

  • A straight edge L bath might be better then.

  • Haha! Didn't even notice. My childhood home had the tiniest bathroom and the bath and toilet were crammed right next to each other (your thighs would be touching the bath), so I guess it seems normal to me.

  • I don't mind the shower being over the bath. Happy to stick with the original layout, but even the biggest bath leaves an awkward gap.
