I think the action would need to be some kind of eccentric/cam for the door the come from inset to over 90° open wouldn't it? Unfortunately that probably means bulk.Edit: your totally right, it would. I was thinking hidden hinges originally but I think that's over-doing it now.
Now, anyone know a place that will cut Valchromat and not charge me for the whole sheet?

if its hard to get to, requires work to make good afterwards and likely change a bit of piping around and some wiring then might be reasonable.
A regular 150-180 litre water tank (not mains pressure) is maybe in the £200-400 bracket? More for fancy boi stainless 25 year actual warranty job, less for cheapo trade store part. An immersion heater often comes with them in a kit, regular 1.5 or 3kw can't be more than £100 unless its some kind of fancy boi job.
Mains pressure hot water tanks are a bit different, usually more in the £300-1000 range for the tank, heating element and fit kit.Could argue some things have doubled in price in that time, but not everything. Ask another for a quote, can't hurt.

I can't find a bathroom cabinet that I like that fits our space and is big enough for our stuff. All the mirrored cabinets are very plain.

Blum say 6kg max for two hinges. If that door is chipboard and you use a 4mm mirror I reckon it’d be ok. You can always add another hinge.

Last time I bought some (a month or so ago) it was much less than that, around 120 a sheet. It can't have almost doubled in price since then surely?

Atlantic Timber and SL Hardwoods have it listed at ~£190 a sheet ex VAT. Atlantic have been quite competitive in the past.

Possibly stupid question but this top sash (2nd pic) should definitely slide shouldn't it?
It has the grove to slide down. Don't think it's been used in ages and likely painted shut.This bigger one however is fixed at the top (for comparison, I'm fine with that)

Usually cutwrights, however the "customer service" this time was appalling and the delivery trickled in over the course of 2 weeks. Mind you if they're that much cheaper I may persuaded.
Problem is they won't give you a price on a full sheet, you have to order a cutlist and then you get the per sheet price.

I’m going to refurb our front door and would like to replace the handle with a knob on a rose+key hole thing but that would be too close to the frame to comfortably open/close. It’s a five lever sashlock with the centre of the handle 50mm from the lip of door.
What are my options?
Is there a type of sashlock thats 30mm or so further back that I could chisel out. Or would I have to change to a horizontal sashlock and fill above and below the void left from removing the old taller one.

When you say horizontal sashlock are you referring to the ones where the keyhole and hand sit next to each other? As far as I know this is the only way you get the clearance on the handle you're after.
I would point out though that by moving the lock in the way you are suggesting you will be taking out a lot of the remaining tenon that holds the door together. The result of this will be a substantial weakening of the door.

Yes, the side-by-side arrangement was the one I meant by horizontal. I hadn’t thought about weakening the door like that so thanks for the warning!

Anyone got some guttering knowledge? Because our developers didn’t…
This bit, circled, is where two pieces of pipe join. It’s noticeably lower than either side and so water pools there and leaks via the join.
What’s the best approach to fix?
Remove all the clips, screw back into the plastic fascia with a proper slope and reattach the pipe? Anything else I can do that’s less effort or things I should be aware of?

So a lot of my neighbours have been thought the same pain and I've gone with their recommended plumber, however, since they have last used him, he has become VAT registered which is where the extra premium has come from, he's coming next week! It is what it is at the mo!
