  • Just finished preparing a planning application for a front bike shed only to discover Waltham Forest Council's fee is a modest £238.20! What are the risks if we decided to go rogue and install a shed that complies with planning reg without applying? Are we likely to get a fine? Is retrospective planning equally expensive? I doubt everyone in the street has paid that amount as the only planning application for such a similar project comes from 2 doors down and, unlike many neighbours, he has deep pockets

  • 100pc I'd fuck it off and install it anyway. They do not have the resources to come round to enforce. Why does it need it anyway I didn't think you needed it unless it was a conservation area

  • Anything built in front of the frontage of the house - between the line of the front wall of the house and the road - can't be done under permitted development and requires planning permission. Which is annoying, since my house is on a corner and hence has two frontages.
