    Not sure where he covers but he did North London with me and is down in Barnes doing a job for my friend so seems fairly wide range.

    A lot of £ to spend on the existing sqm and further sqm to construct to justify the valuation.

    The example upthread tells you that the "done" value is £750 / sqft. Can you extend this one to 1,750 sqft for £300k (as well as doing a gut reno on the existing 1,100 sqft)? Seems like a stretch.

  • It is probably absolutely horrific internally, even worse than the pictures, and has been neglected for decades. If someone had asked me to place a value on it blind I'd have said 750 to 800 at the absolute max.

  • I can't see any radiators so I doubt it has central heating. Peeling ceiling and damp in pic 13 is a bit worrying as well.

  • You'd be lucky to spend 1.5k per square meter for a quality renovation.
    As you say an extension might justify it... but It is probably only worth it for an investor with builders at hand. unless you have deep pockets and a thirst for a project.

    Roof looks knackered, valley is probably cracked and leaking. Sort out the roof, allow the walls to dry for a bit and all good.

    I think he will be looking at the thick end of £200k minimum on a renovation. Northumberland Avenue is wildly expensive.

  • I can't say I've heard about Aldersbrook other than on here. What's the attraction, why is it so expensive compared to better connected places? It looks like it has a bit of greenery but not a huge amount.

  • Probably because it is an archetype of the East London housing market at the moment.

    Or because perch has bought there, and we want to troll him to breaking point about the 35 minute walk to a Gails.

    Or because we all got bored of talking about Catford.

  • That one makes much more sense to me - yes he won't have much change from £1.5 mm, but it's almost twice the size of the other one at 2k sqft.

  • Oh completely, asking price is wild. Will no doubt get loads of interest from people under estimating how much it would cost to do up and the fact it is "Ripe for Re-Development".

  • Here's the thing: I've never been into a Gail's and I probably never will do so.

    My wife on the other hand probably has and has probably spent a sum of money in Gail's and all the other wanker magnet shops there that would entitle her to a position on the board of directors of many of the said businesses,however, as far as I am concerned ignorance is bliss in that respect. Its for the sake of my sanity we don't have a shared bank account !

    I looked at this house back in September and it was so depressing and creepy even my 3 year old son said he wanted to go within 5 minutes.

    It's also the home of the disgraced peer lord nazir Ahmed of Rotherham which made it doubly creepy.

    Cheeky git has listed it as being in Manor Park too.
