  • Just down the road from there, so perfect - thanks.

  • Nice one - good luck

  • Just phoned him, what a nice chap - alas not a structual engineer so cant do what we needed, however was very generous with some general advice as he knows the house and has a friend who lives in one.

    The hunt continues....

  • We spoke to http://www.formlondon.co.uk about a structural survey type thing, they seemed very helpful but we didn't need to go through with it in the end.

  • I asked but not quite what I'm after, cheers tho.

  • Brockley / Honor Oak Park people - Am I bonkers to be thinking of making a cheeky offer on this:

    @BRM @damo

  • Only if you get to keep that carper around the tub.

  • Ah my bad - didn’t understand what type of survey you wanted

  • Bedsit/flat vibes. *Just the one, apparently.

  • We have found a house that we really like, but unfortunately it's in an area at risk of flooding. We're trying to weigh up if it's even worth the time and energy to look into this further or if it's a no go off the bat.

Does anyone have experience of a similar situation and how can you find out whether it's insurable and whether a lender would even go near it?

    Thanks

  • RE location, certainly not, it's in a great spot. Not the quietest road, but looks decently set-back. I live on the same road about 300m down towards Brockley and not bothered by road noise. Frustratingly, the house is the other side of the road to the insane private park between Lowther and Duncombe which is residents-only. I would move the minute a house came available for access to that, but mostly private sales between exiting residents and friends of current residents...

  • I can smell that place from here - £875k!! Worlds gone mad.

  • how can you find out whether it's insurable

Phone up your favourite insurance company and ask for a quote.

  • Ta, that’s useful to know as although I did go to infants school for a bit up the road and (later) bought my first flat* off Lewisham Way it’s a while since I’ve been around there.

Going to go and see it this week I think. It’s on multiple EA sites and a low ball offer has been submitted which they are mulling over.

    *38k for a two bed!

  • I like the size of it.

  • The Chandos (pub almost opposite) has improved immeasurably in the past few years. Entirely serviceable now, which is a pleasant change from the grimness it was for years previously...

  • I think most of London is at risk of flooding, my last flat was and my current house is, no issues with insurance or flooding so far.

  • That looks a pretty solid base tbf... big ol place too.

  • lol I have been to that chandos - decent pizzas iirc

  • Slightly strange pizzas, very thin and crispy, but yeah, pretty good...

  • my sister-in-law used to live up the hill from that. and step brother-in-law twice removed lived in one of those streets near the station (perpendicular to the main drag). bustling area - seemed pricey tho. found a really nice house round there once while wandering around but can't put my finger on it again via google maps : /

    edit: this one

  • Phone up your favourite insurance company and ask for a quote.

Ha, obvious question deserved an obvious answer.

  • I think most of London is at risk of flooding, my last flat was and my current house is, no issues with insurance or flooding so far.

This isn’t London, it’s a small place outside of Stroud called Chalford. Good to hear it’s not caused issues insurance/mortgage wise for you though.

  • That place looks like it has great potential, pretty nice from the outside.

Whoever has to move all that stuff out is going to have a ball, place is rammed.

  • Lost me at the first part...
