Yes @chrisbmx116 mine was very similar. Including about £4k on party wall and building control. Came to about £62k all-in.

Yeah all good fella, apart from things going wrong whilst still trying to other things to the house ffs.
It’s easy to spread out. Need more space likewise. Or just less stuff…
-
• #49382
@chrisbmx116 call AGL lofts. They will be less than that.

I had a really good call with the guy from here when we were choosing a loft company, discussed layout options and process and he gave me some ballpark figures but then completely ghosted me when I tried to get a more detailed quote. Obviously not unusual behaviour for trades and you might well get a better experience.

Will look them up.
Will they be good though? -

I've used them. My brother in law has used them. They will build you the loft same as anyone else. That's the hard part and the bit you need to nail down the costs on.
You can then either find your own tiler or use theirs and buy your own high end fixtures and fittings for the bathroom etc.
What I'm trying to say is spend the money on the tiling and bathroom etc, don't spend the money on the loft. They're all done the same from what I've seen.

Which is fine if you want the same "design & build" box as everyone else. I think it's worth paying for a good architect in the first place and then taking it from there
-
• #49389
It's all designed by an architect. The bloke comes over and you go through it all with him, he then sends you the plans.

this is 'amey' moodboard
-
• #49391
But you don't choose the architect and the architect's client is the builder. Their job is to save the builder money, not get you the best product
-
• #49392
Well I can only speak as I find having used them.
Nothing to stop Chris using his own architect then giving the plans to the builder to work to.
What I can say is agl lofts won't be anywhere near 60k. Spend the money on the design and fixtures and fittings. Don't spend it on an inflated price for the actual loft build.

The architect of one of the companies we got quotes from came up with a design which meant we couldn't fit a double bed in. We ditched them at that point.

• #49395
I know a good Bristol-based carpenter if you need any woodwork done.
-
• #49396
Yes please that'd be great

ftfy

if you are using a design&build company's architect, you are not really getting an actual architect service. Not to say that it would be a smart move to hire and architect for a loft conversion, but both things are not really comparable.

On a Dif note, my old place has come on TMH... think user Cozney will appreciate this one.

so tell us, is this really 70 sqm ? :)
Dan James 2018 - 35k ex vat for the conversion + 3K ex vat to replace roof tiles which needed doing anyway. Doesn't include bathroom suite, tiling, decoration, light fittings all extra.
Total cost (including furniture) ended up just short of 64k inc VAT
