55k base, not including bathroom suite and prob basic upvc windows, so thinking 65 will be more realistic for me.

Good stuff Chris, need to start thinking of that too and good to have a recommendation. Hope all is well. Lucky you topped out at the 65k in last sentence or sure that’s would have made the golf club bar chat. ; )

OH HAI! All good buddy, and yourself? Well, apart from finding our tiny house a bit cramped these days! Yeah I was worried everything from anyone decent would be 70k+, let’s see what a more detailed quote says…
