55k base, not including bathroom suite and prob basic upvc windows, so thinking 65 will be more realistic for me.

55 seems quite Spenny to me especially if you are using basic upvc window etc.

I got told around £60K all in for a flat roof dormer. That’s on a Victorian mid terrace in Bristol. That’s from a well recommended company, who are always booked up a year in advance.
Interesting Bristol-London price comparison. Londoners often think they pay more. -
