Thanks guys. Lots of food for thought. Waiting to hear back if the rate would change from July if we re-did it now (and if so, how much). But have read the "no right answer" stuff, my feeling right now is - just fucking get the process done already.

Yeah all about timing, due to an aggravatingly long sale process we've actually managed to get to the end of our 2 year fixed so we've dodged the early repayment fee but we're now hoping it all completes before we go onto the default rate in December...

You are not liable until you complete, just make sure you send them a meter reading when you have the keys.

Lol at the meter location, that's a new one on me.

The house we bought in August had/has prepay meters, its been such a faff to get them changed.

This is finally happening. Sandstone colour is a bit darker than expected but will wait until it's finished and live with it for a bit
