  • I would guess there are a lot of houses/flats that have doubled in 'value' since 2010 having had nothing done to then.

  • House price increase taken into consideration (avg c. 5.5% per year for SE England (range 4.9-5.9, including London and the suburbs)), the sold price equivalent is roughly £1.05million.
    Plus TMH boost (probably 50-100k onto market price- extrapolating from a quote they gave us).

  • Looks like they have made a 'covered walkway' into a proper room with roof lights etc. I bet you could easily spend north of 200k renovating that building.

  • yes i'm considering that. modern house have a healthy 70k-100k extra, it still comes up as a nice mark-up, for the location.

    My brother has called his house “red house” but apart from the front door exactly none of it is red....

  • Haven't sorted it yet, but am leaning towards a cheapish IKEA floor-standing spotlight, and then seeing if I can get some GU10 bulbs with a decent colour temperature & CRI.

  • Architects, I'm after a bit of advice.
    I'm opening up the rear elevation of my house to fit sliding doors. The walls are 215 solid block. My FiL is a builder and he is doing the work. His structural engineer mate has done the calcs for us and has specced a 203UC46 beam and column arrangement. The issue is that he's drawn the column abutting the brickwork which doesn't work as the front of the column can't be dressed in brick.
    I questioned him about this and he said "am not an architect but usually in this sort of situation the column would have timber inserts and be either timber clad or rendered although there may be problems with cracking."

    I appreciate that his drawing is just indicative, but there must be a more common approach to this situation? I'd be really grateful of any advice anyone's able to offer.

  • Could you send a photo of where you're planning the opening? Theoretically if your walls are 215 thick masonry, you should be able to sit the UC on padstones rather than columns. This would also minimise cold bridging.

    A 203UC46 sound pretty over specced for the job - smaller columns should be possible unless you're in a v tall house... don't tell him you got this suggestion from an architect though... tensions between our professions are bad enough already!

    If none of this is possible I'll suggest a different approach, but best to sort out first principles before trying to pack & render the column.

  • I'd say it's overspecced too (totally unqualified statement!). He specced a full frame when we took out the wall between the living/dining room. It's only a 2 storey house, so not tall, and the span is 2.6m so not particularly wide.

    I'd wondered about cold bridging too. This method just doesn't seem logical. FiL says he did a similar job a few months back where the column sat to the inside corner of the wall and the beam was similar to a catnic.

    One thing to consider is that I've already submitted the calcs to building control so it may be a bit awkward to go back to them with new specs?

    These are the only pics I can find - we've moved in with the in laws while we don't have a kitchen.
