It leaks when there is North West wind which would force rain against the new flashing /wall section near the ladder in the pic.

I was up there yesterday doing exactly that and trying to replicate the same wind direction but couldn't get anything coming through.

Also just been up there for ten minutes specifically at the flashing with a hose against that section at different angles and it's not produced anything.

@TW this is the problem. Its not going to be in an obvious place and to make matters worse there are two layers are gyproc on this roof (was re-insulated at some point) and there is a plastic sheet under one layer. So it could be literally anywhere and running along the plastic sheet until it finds the lowest point.

how is this guy proposing to ensure the garages are properly conveyanced without involving a solicitor. more importantly, how are you to ensure you're the proper legal owner of the garages without a solicitor getting involved to make this certain. idgi

Well, the solicitor I want to use gave me two options- she can review all the documents and give me her opinion on whether the chap can sell them to me, and what documents would be needed, or she can handle the whole thing.

Sounds like you might be able to get her to handle the whole thing without him knowing? There'll presumably be a definitive document that'll show you own it and it won't matter whether he knows who drafted / managed it.

If it's not conveyanced, how are you going to make sure the dude actually assigns to the lease to you after you've parted with the cash?
