You're never going to find a risk-free buy although it's right to limit the risk as much as poss.
If you like the property then chances are other people will when you come to sell.
Frankly everywhere is too expensive but as long as you think you won't lose money when you come to sell and it's somewhere you want to live then it's a good buy.
Mortgage rates are so cheap right now.
