  • @swedeee seller's kids are having to self-isolate so viewing been pushed back a couple of weeks.
    Torthworth Rd one had 9+ offers so will be way over asking and wasn't that arsed about it.

    Offered pretty much asking on the Upper Cheltenham one which makes me feel a bit sick thinking about it Agent said another FTB (couple though) offered 420 and it was rejected. Its just gone back on the market after 2x buyers fell through (apparently nothing to do with the house). Baffled, given the 430 asking was pre stamp duty deadline, that the vendor has declined 420 from FTBs. She's been there 30 years so is definitely in the green.

    Some stuff has been done nicely (kitchen, bathroom) but the lounge/dining room floor looks cheap, walls knocked down a while ago so how to regs will they be, electrics look dated and the interior needs decorating.

  • Always worth having a look at the consumer unit to give you an idea on the electrics.

    Unless you buy somewhere that has just been decorated then you'll need to redecorate, even if it looks like you don't need to. Once furniture comes out, stuff comes off the walls, etc then even a decent looking room looks tired.

    The lack of doors and exposed staircase may cause issues re fire regs if you add a loft conversion or something later.

    Redecorating, do you think any plasterwork would need doing once the wallpaper was out? Would only do the downstairs and get rid of the yellow. Didn't notice many sockets so I'd probably want a few more.
