  • That has to be the smartest implementation I've seen. Bit worrying that they don't price them in their website though...

  • I think there are quite a few different variations you can choose which might explain the lack of prices?

    I've had a dig through old schedules, and believe I paid £144.44 (unsure if that is inc or ex VAT) direct from S-Box. There was additional cost resulting from the seamless worktop, and I imagine regular version would result in the lowest overall cost.

  • Kettle is actually tucked in the corner, beneath the cupboard with mugs/tea etc.

    Currently we have microwave to the right of the sink, kettle and toaster in the corner, then smoothie maker and Magimix floating around (sometimes out, sometimes not).

    The sockets we stand to lose are perfect for the Magimix because of the height of the unit, they are the only sockets not underneath cabinets. Obviously we would also need to solve getting power to the dishwasher as well. Is it possible to spur off the sockets at the corner of the L to give another set to the left of the window?

  • Was that after your worktop installation or did the worktop supplier cut the top for you?

  • All done/installed at the same time, and the worktop installer cut the insert especially.

    Reviewing the options, the stainless steel lid/lip, or the worktop/lip options could easily be retrofitted. Worktop depending, the seamless version could also be retrofitted although would require a someone who took care in their work/knew what they were doing.

  • Just got the latest cost estimates from architects for the work on our house - well over budget but I'm sure we can bring things down by limiting some of the (many) custom elements and some of the higher spec things. Looks good though so I'm still excited to get cracking

  • Go on, share some pics, and maybe some ball park figures? Helps others manage their expectations.
    From experience I know EC don’t half arse anything so if they are touching an area they will factor in making sure it’s perfect.

    My bathroom fitter is going to attempt to lay the terrazzo tomorrow, I don't expect it to go well...

  • Here are the plans - we've not got to the full plans for planning but that is the next stage. Also no itemised costs but a high level view. The outlined costs for this work, they have estimated to be £280-320k all in which is 30% over what we had given as our budget. I know they've specced a ton of bespoke cabinetry etc which won't be cheap, so think there is a good amount of room to sharpen the pencil on this.

    On the second floor, if you rotate the bathroom 180 degrees you might be able to use a common supply line for the bath tub/shower and sinks.
    I don't know what your plumbing arrangement is but if it was a new build that's what we would do. Keep plumbing lines as simple as possible.

  • What portion of this is existing? I can kind of work it out from where the steels are running.

    I wouldn’t get too hung up on cost from an architect’s estimate without speaking to a builder once you have the building regs drawings.

    We’ve pulled back on certain parts of our finish and simplified the build to focus on the stuff that is going to be there forever - stonework, windows etc.

    It will mean hanging some cheaper doors for example but that’s stuff we can change in a few years if we want to.

  • Looks good - boot room, coat cupboard and utility rm is the dream ! Out of interest - what kind of contract will you have for the build ? Will EC have a dedicated architect (person) to run the job and administer a contract even tho it’s all under one umbrella corp ?

    The kitchen is not dissimilar in size and design to ours. Looks like you have space for a wider island if you wanted (is it 90cm wide?) which would give some extra space when sitting on the bar stools. We thought long and hard about how to get all the utilities off the island and I'm glad we did.
    Having a hob on the island brings the extraction problem (there are solutions but either fiddly or expensive), and a sink on the island means the washing up in there, looking untidy until it's all done and put away.
    One option is to have a smaller sink on the island and then fashion a larger washing up area in the utility roo. Then you can at least have the washing up away from the main kitchen/dining area when you have people over.

  • EC are fantastic in that regard. Doug is an Architect but his heart is in bespoke construction. He was on site nearly every day with us making sure every little detail was just right and managing the whole thing. They also don't sub contract work out but instead have a small staff of trades who are the nicest guys and 100% reliable and trustworthy.

    I'm getting a tired of project managing my bathroom, next project I get done I'm either 100% doing. it all myself (unlikely) or paying a proper full service contract firm recommended by trusted architects who employ a project manager.

  • Do you mean are we extending? The footprint is remaining the same but we are re-configuring the internal space - knocking through into the garage, removing a chimney breast.
    The house is Victorian but is a cottage which has been extended several times over the years, it is also in a conservation area so we are limited with what we can do on the external. The architects will also be doing all of the building work.

  • Terrazzo going down right now... will it actually work.
    Threshold is still a bit high but I have reached my capacity for caring.

  • Don't really have many... been a bit slack and also only had lights installed yesterday so pics were tough. I will try and grab some more, I think, THINK, its going to look decent.

    Already had a bath though.

  • Just moved into a house with zero gas, does anybody have experience of getting connected to the mains? I understand it's a National Grid service, but maybe there are other (quicker) companies that offer the same.
