Depending where in Bristol you want to live, but I'd also avoid that one. Partially because its a big project if inexperienced, as has been said. Partially as its pretty small for a house, and I'm not sure any amount of love will make that garden work. And partially as you can get more for your money elsewhere in Bristol. Worth following the train lines west and east and having a look around the stations.
Also, hanham Woods and the bridleways towards Bath are fun for MTB if you ever fancy a ride.

We don’t see that many ideals tbh, I wouldn’t fit them personally but everyone’s got there preferences. We fit baxi and associated brands, boilers are good, easy to work on and baxis aftercare is decent. Most over rated and a pain to work on are Worcesters. Premium prices for a sub standard product imo.
Some people will have a boiler and never do anything to it, others will have issues. The manufacturers have gave themselves a noose to hang there selves with now though as they all have massive warranty’s and they all have get out of jails and sometimes it depends on the engineer that you get if it’s fixed under warranty or not.
It’s gonna be a mine field in a couple years that’s for sure.

I've had an ideal in both my last places and neither missed a beat. our plumber is A++++ sound and it's what he recommends. come with a 10 year guarantee if installed by an approved installer too, which is good

Have a look at St Jude's! Just across the m32. Same basic house stock as St Werbs but a good bit cheaper and closer to the town centre too.
I bought a year ago a 3 bed in much better condition than that one for 226k. (but still total refit reqd)
Edit. Actually looking at the ad again I'd say that one is only a bit worse :)

@tenderloin cheers - I think that is the right call. Will keep my eye on it though on the off chance it goes down. Estate agent, who wasn't well informed (said it hadn't been lived in for years but the neighbours next door say it had been rented out until very recently), said due to the where the estate divvying up is that it'll be min 8 weeks. So the prospective buyer might miss the stamp duty holiday I think which won't help the seller.

Other people's conveyancing solicitors... FFS.
Our buyer's solicitors are really on it but our vendor's haven't managed to get the grant of probate to our solicitors yet despite it being granted two and a half weeks ago. They haven't answered our solicitor's enquiries yet either and some go all the way back to December.
Our solicitor suggested being put into an email chain with their agent and she's doing a good job of going into battle, but we need the vendor's to put pressure on their solicitor.
If we don't meet the stamp duty deadline we're going to lose £15k because of their crap solicitors and obviously I don't see why we should pick that up, so if things don't get better in a few days I will be asking the agent to relay that thought to the vendor.

The ideal in my old flat ran every day for ten years until the pcb blew then it was £250 to fix it which wasn’t too awful.
