Ah good detective work. So the bathroom isn’t even in the side bit. I like it though.

Gonna tile it myself.

Grey windows
I think having the actual windows in modern builds grey usually works. It's painting what is traditionally white, grey often looks a bit affected.
East London Victorian / Edwardian terraces seem to be the worst offenders of "zhuzhing-up" nice traditional features.
Obviously horses for courses and you can paint over it.

I'd just worry one of these ostentatious loft extensions would act like a big sign saying 'I'm rich rob me.' I already worry about that w/my relatively-low-profile-from-the-street rear extension

for any would-be robbers reading this: I'm not rich because I spent all my money on this sodding house

Not that wild to be honest, a basic dormer would be 45k, but I doubt that includes architect fees which will be near 10K I'd guess.
@Señor_Bear loving these kitchen updates, such great work and a perfect antipode to my procrastinating waffle.

Too many victorian terrace houses have been ruined with black/dark grey paint. I really wish there were stricter rules with what you are allowed to d with the front of houses. PVC windows with those decretive gold bits and cut glass boil my blood.
A balcony is of course totally fine.

If that's 60 k ex. VAT contract sum you're up into the £80's after fees. Real nice though ;-)

my builder was just back round to do some final snagging and he was saying timber costs are up 30% recently and insulation up 18%. yeouch

My biggest peeve with Architects - quote sans VAT.
I am not a business and as such all purchases I make are subject to VAT which I can not claim back at a later date so must be factored in as an overall cost.
For smart folks, that shouldn't be soooo hard to understand.

get yourself a sole trader architect who doesn't earn enough to be VAT registered imo

Great work.
Out of interest do the worktop slabs come as complete pieces and pre drilled for attaching to the cabinets?
Thinking of swapping out our worktop and doing DIY birch ply door replacements soon.

Had a company come out to board my loft and add a hatch and ladder today.
It seems the old board and plaster ceiling has been overboarded and loads of metal strips were used to support the new ceiling which limits the locations for a hatch to a few awkward spots in the bedroom.
Now pondering how much we really need the loft storage (quite a lot is probably the answer).
