For the e11/e10/e7 loft and side return chaps- i used agl construction for my L shaped loft in 2017 and I'm very happy with it. I paid under 40k for it back then and whilst he's put his prices up since I think you'd be looking at 45k all in to a finished standard.

The bloke who runs it is a decent bloke and they also do extensions and side returns. You can also spec it as much as you want, for example if you want to source the roof windows then you can do so and that will save you a few hundred. Same with tiling. Or they can do turn key.

They're also about to do my brother in laws loft in leytonstone in March.

Happy with it. Bought a metre of 32mm unlacquered brass tubing, added some end sockets, Bob's your mother's brother.

Copper end sockets don't seem to be a thing but you could possibly take the screw out of this thing that's designed for sailors?

Have to admit that I hate shower curtains, we hadn't planned to have one but it made the floor outside the shower wet and I hate that more.

Definitely going for decent sized walk in next time. No glass either, tiled L shaped wall kinda thing I think.

I can't imagine the amount of dust you must have.

It took me mopping a new kitchen floor 6 times before the water came out clear.

I think if it was a whole house thing I'd just open all the windows to see what would leave in a few hours, and then close every window and let it settle for a few days... then paint all the ceilings and walls, mop the floors and call it done.

Nothing seems to get rid of builders dust, but if every room has been worked on and the place is empty... paint and mop will coat or clear every surface. :shrug :meh

Exactly what I got last year as well. It’s brilliant, CO2 is expensive and already replaced the water filter. We go through about 1 CO2 can every 6 weeks

We had messy plasterer/decorators in. Engineered floor was filled with dust/paint etc. The best way I found was vinegar and water with a wax on wax off technique. Wash with a big sponge, then dry straight away with a towel. You need to get the dirty water off the floor.

Late night kitchen fitting. Getting the end panels in before the granite arrives in the morning.

On top of a job. I’ve been consulting and that ends next week so I’m working, doing this and looking for another gig. I’m absolutely shattered.

But saving yourself a bloody fortune too so swings and roundabouts.

Impossible to afford otherwise!

Yeah it’s hard when shit is expensive, that’s how I’ve learned to do a lot of stuff in my life. I wanted to do it but couldn’t afford to pay some, so done it myself. You’re doing a cracking job tho

I don’t mind the work, it suits me. Don’t mind the long hours either. But I find the endless decision making to be mentally exhausting.

Which tile? What bracket? What colour this? What boiler and how many radiators, size and type? I need a saw, which one should I get, what is it good at, what is it not? Etc

All that sorta shit. I hate that stuff.

I mentioned a local house yesterday that I’d always liked - this is another I’ve just seen has sold, and is the same footprint as ours. Just wow. This must be a 300k+ fit out.

Oh how I’d love to sit down with an architect and interior designer and do something at this scale. I’d directly nick the crittall stair surround for sure. That probably cost more time and money than my fitted kitchen 🥲

Yeah that's a crazy amount of work you're doing, make sure you give yourself some good time off. Kitchen is looking amazing though and you are saving thousands.

The decision making is what wears me out too, think im close to melting at the last hurdle so may throw ion the towel and get metro tiles and a LLL print and be done.

Not surprised - I hope I'll be able to cope with doing our place up while working but I don't think I could look for another job at the same time, I always find the process exhausting.

Choosing stuff is a lot of work, researching one little thing can take hours.

One good thing about working with an architect last time was our architect researched and suggested stuff and we OK'd it, everything from light switches and sockets to door handles. Saved a lot of energy.

Won't have that luxury this time but I do have a big spreadsheet and am aiming to have everything chosen in advance before we get in there.
