    As that one has a lever for total shutoff, you'd want an access hatch too, although it will still automatically stop the poo from flowing backwards when the lever is open.

    My plan is to put one under the house when we do the new kitchen/downstairs loo but I don't know if this is compliant with building regs.

  • Cellars are great till they flood, we lived in our house 3 years till the 1st flood. Last Christmas we woke up to about 2 inches of water, spent a day trying to source the problem and get rid of the water. Went round to the neighbours and they advised me that it’s a known issue when the water table gets too high, and there is nothing you can do about it. House is 120 years old so I figured that it’s fine as it is and I now keep anything of value 4inches off the floor on shelving.

  • i reckon you probably have an old lead supply (possibly steel) - you may be able to get a replacement done for free by Thames

    did you just renew the plumbing downstream of the internal stopcock?

  • if there's a leak, assuming he's on a meter he should see the dials/number moving (in theory)

  • doubt it - i reckon its just demand and your boiler not being able to supply hot water as soon as the taps are on (assuming your on combi)

    Most electric showers if not all are directly fed (from the mains) i have an electric shower but good mains pressure living on a hill

  • Thames water are only liable to replace up to the front of your property. We decided to replace ours at the beginning of our renovation, it cost £800 and fucked up our front steps. But they were shit anyway and needed work. Once they are re-tiled it will look great and we know we now have plastic pipe work. Also increased our flow rate (the lead pipes are tiny) so water pressure will be higher.

  • Well i would say ask them first they will come out and test it for lead levels I believe and will replace their side plus yours. Case by case

    Alternatively new connection will cost (checking Thames website) £1500-£2700

    Cost will also be higher if traffic management is required. Ie mains is on the other side or in the middle of the road. You’ll have to wait also for the council to approve the request

    An application form required with a plan of the property showing route of service (at least that what we ask for at Severn Trent) ~£150. Get a quote
    Then decided how to install the pipe from your house to the boundary. Trench or mole it if the space allows. If trench (750mm depth min) done by yourself. Thames need to inspect it otherwise you can find a plumber who is approved on their scheme to certify the works

    I had a leak at my old place. Thames Water a smart meters in and then started telling me I was using a bit much for a regular family of 5. When I told them it was just me then they did a bit of investigating and found that I was using constantly, day and night, hence a leak. They determined it was between the smart meter and the house, and so I had 2 options.
    They could fix it, but it might involve them digging up some of the front garden and they wouldn't be able to guarantee how pretty it'd look when they were done (wouldn't go worrying about matching grout etc). But they'd cover the costs.

    Or I could fix it, at my cost.
    But that it needed to be fixed one way or another.
    I had them fix it as they were only digging up some weeds in the front garden.

    They got it sorted in a week or two.

    Though looking at this then it implies I would have been responsible for the cost. I'm confused now. They definitely dug up some of my garden and I definitely didn't pay anything.

  • Before they slap people with a section 21 i think it I think you can get a free repair. Hit and miss

  • To be clear I didn't have a leak so it was a toss up between leaving it and hoping it didn't leak in the future, or sorting it out and having peace of mind (and better water pressure).

  • I'm going through repairing the existing lead pipe myself currently. Not all that expensive if you have suspended floors as it can simply be ducted under the floor. Then bore through the front garden up to the meter.

    I'm awaiting a couple of quotes, once they arrive I'll happily post here if you like?

  • Gotta get this fridge freezer out through this window and the replacement back in through it unscathed. The gap all around is 4cm.

  • It's got a workshop, I love the look and would keep it as original as possible, it's got parking for a number of silly cars, therefore the question is whether my girlfiend likes it. And whether it's falling down, built on a graveyard etc etc.
