  • The way to do it is to cut the newels and then affix a new part newel to the top of them, but to do this you need to work out how to rout a perfectly centred 40mm hole in the middle of a newel post stump that is in situ

    Rather than a peg / hole situation could you scarf it? Would give you a bigger faying surface and you could put a bolt through it for strength.

  • Or just grabbed and swung from as you go up / down the stairs

    Which I did every single time when I was a kid.

  • Good idea but so hard to cut the scarf joint into the newel post when in situ and it's upright.

  • Any suggestions on matching existing paint colours? I've got a few areas on the wall that need touching up but have no idea what it is other than some type of off white.

  • Either get a Dulux trade book and try and match by eye or cut a section out and use the colour match machine at the paint shop.

    It’s likely the paint on the wall has discoloured slightly so getting a perfect match is going to be tricky.

  • ^Yep you’ll still need to paint a good chunk of the wall for the touch up to not be obvious.

  • Getting incredibly fed up with our solicitor, who's handling the sale of our Shared Ownership flat and purchase of another place. Impossible to get in contact with anyone by email or phone, and on the rare occasions we do speak to them, it's normally just for them to tell us the likes of "oh I don't know about that. Maybe you could ask the vendor directly?"

    We're already quite far along in the process. Is it possible/advisable to change solicitor at this point? We're obviously working towards the stamp duty deadline in March so even if it was to cost us a bit more money now, if it saved us ~£15k by meaning we actually complete on time then I wouldn't care. I just don't know if changing solicitor would delay the transaction even more, or add in other complications?

  • From my experience most solicitors won’t take anything from others, especially ones that seem useless. The searches are and management pack are likely the only transferrable pieces.

    I spoke to quite a few solicitors on my search for a new one last week and 3/5 outright wouldnt take any cases that involved a leasehold if the SD deadline was the target.

  • Ok, thanks for the info. Not necessarily what I wanted to hear, but good to know! Will just have to double down on my attempts to push them to do their fucking job.

  • Cheers. Any suggestions on where to get a trade book? Because of covid nowhere has colour swatches you can take away anymore.

  • I think you can order them online - I have one in SE8 you could borrow but I need it back before I start work again in January.

  • If the wall height is over 1000mm then building control will ask for a separate handrail, or is it under 4'?

  • I would say go to their office, but I guess that's not going to work these days.
    Arrange a planned phonecall and email the agenda of what you want to discuss in advance?

  • Installed my Tado thermostat and one of the rad valves today. Remarkably straight forward. No more traipsing downstairs when I forget to turn the thermostat down.

  • That would require them actually responding to one of my emails to plan the phone call.

    I've emailed the partner at the firm who oversees complaints this morning, copying in the managing partner and my solicitor's boss as well. Hopefully that will kick them into gear.

  • The whole series is great, he is still going two years later though!

  • No idea never measured it or bothered building control. I may measure it after eating chocolate and watching cx, pretty sure it’s well under a metre.
