i have some pointing on the external wall that i suspect is facked and is allowing water into the internal wall. it's very localised so hopefully nothing too onerous to put right, so not exactly a large job by my estimations.

It's time for another round of critique my bathroom layout.
We're moving the bathroom from the room on the right into the room on the left because it's currently very small and horrible and the room on the left is down a long long corridor and wouldn't really be suitable for a child's room.
The room on the right we want to make into some kind of laundry and utility room to free up space in the kitchen.
Anyway - I don't really know any bathroom layout rules or whether there even are like there are with kitchens. I know I don't really want a toilet near the toothbrushes and we'd like a bath and separate shower even though the room's not massive.

Sometimes your position of toilet is dictated by where the 4" pipe is as that can be the only ballache. Dont see any issue with the layout for that, separate shower and bath is the one if you can have both too.

Currently thinking of keeping the hallway as boards and see how they sand up, then carpet the hall stairs and landing for sound reasons.

Same layout as mine, but your room is larger and your door opens the other way. We’ve got a towel rad on left hand wall over bath as you enter also.
It looks a little ‘bitty’ but it’s IMO the optimal layout to get a bath and shower in that shape of space. In the last 3 months of use I’ve not hit any problems with it so you should be fine. -

Builders generally hate small jobs. By the time they’ve got on site and fucked around working out where they can plug stuff in and have a fag, that’s half a day gone.
Ours have been here for seven months now and annoy me on a daily basis by messing around and being slack. Thank fuck they’re not on a day rate except for the odd extra bit I’ve negotiated.
