I suspect that if we don't move soon then the likely stagnant property market and lack of first time buyers could mean we may not be moving for a number of years

My personal suspicion (based on not much) is that the supply will be stagnant but prices may not be hugely impacted.

Plus, having rented for 10 years and owned for 10 years I'd find it difficult to go back to bellend landlords, renting and all that comes with it and would be willing to take a hit to avoid that.
