I think there are also free to use contracts available online. I used one 2-3 years ago but can't remember where it was from.
Anecdotally - our builders fucked off half the way through the build because they had a 'disagreement' amongst themselves and split the company up. Other than hiring lawyers and taking them to court I had little opportunity for recompense despite a pretty robust contract. Cunts.
