Went for a second viewing yesterday and was just about to put an offer in but decided to check current planning applications on the street first.
Turns out the neighbours are planning a substantial kitchen extension (3m deep and 3m high) which I think may overshadow the garden and block light into the kitchen so now I'm a bit unsure what to do.
