  • Well bearing in mind you are trying to sell your biggest asset, for the most money you can, I would say that a fresh lick of paint might be a good investment...

  • I want to sell it, I’m not looking to squeeze as much as I can from it..
    if someone can tell me how much you can lose off asking price from not painting, £1k, £5k, £10k I’d have a reason to paint, or at least seriously think about it.

    All I'm saying is I think your property would look more attractive to buyers if it has just been repainted.

  • Just paint the front door. It will give it that ‘fresh paint’ smell but will take a couple of hours and cost next to nothing in materials.

    I think your agent is right but perhaps aren't saying what they really mean. The problem isn't that buyers will try to knock money off for repainting, the more fundamental problem is that non-neutral colours put buyers off or make them reduce their bids.

    Not for logical reasons (walls are easily and cheaply repainted) but because a lot of people just don't like coloured rooms. White rooms do tend to look bigger too.

    Painting it all white is a no-brainer. Fair enough if you can't be bothered, but you could potentially be looking at losing thousands because you can't be bothered.

  • Not sure that repainting will add value, but it'll probably make it easier and quicker to sell.

    You'll be forced to tidy the place, it'll look fresher and more cared for, and light, neutral colours (well, white or magnolia) make the place look more spacious and make it easier for buyers to imagine their stuff in there.

    Might make the difference between selling in three days and three months.

    (Quite seriously, a friend put in a couple of weeks of effort with his place, and then invited the estate agent in at the beginning of a week. Went on the market on the Thursday: he had three offers by close of business on the Monday.)

    Orange and yellow for bedrooms would definitely not be my thing nor would a kitchen that was painted 10 years ago.

    Also what is all this "just repaint it you lazy cunts stuff"? Has anyone actually done any painting recently? It's not technical and with some patience most people can do a half decent job, but it is never a "just" job.

  • Magnolia paint is cheap enough and will hide the sign of your hideous taste in paint. The buyers can live with magnolia until they decide what colours they want. Our house is still magnolia because like Andy said, most of us are lazy cunts and it was a fresh repaint before we bought.

    This. Move all your shit out of the room or into another room. Cover stuff, mask. Lose a room for at least a couple of days (massive pain in the arse if you live in a small flat/have kid(s)/partner is pregnant. Get paint, brushes and rollers. Find a block of time to be able to do the work. Get stressed out when it is not as near as you would like. Argue with you partner cos they fired emulsion onto the skirting board. Clean up. Store the brushes, rollers and trays.

    Massive ball ache. And it's not like getting someone in removes all of that. You'll still have a lot of the inconvenience but with the added stress of a stranger in your gaff.

    @cornelius_blackfoot I'm with you. Unless someone can say "our experience shows that a fresh coat of paint nets you an additional x%", it's just some shiny suited, failed salesperson's opinion. If a buyer is a flaky enough weapon to lowball you because of paint, how are they going to be during the rest of the sale?

  • It really depends on the market.

    In the middle of a frenzied house price explosion where everyone's desperate to get an offer accepted because it'll cost £20k more by this time next week, trivial stuff like paint colour really makes no difference.

    Clearly, that's not quite the current market in most of the UK, and generally buyers will have an adequate range of suitable properties to consider, and no great rush because Brexit. In these circumstances, it makes sense to minimise reasons why a buyer might prefer another property to yours. Such as orange walls.

  • I'm going to discuss with missus tonight.
    We'll probably paint, but we'll pay for it (I can't be arsed to, and it'll take longer than it needs for the sake of saving a few quid) and get excess stuff into storage at the same time, so we can get it onto the market and see how quickly the offers roll in, or not.
    Jnr and the missus will probably have to go up north, whilst it's being done so as not to get in the way/inhale fumes etc.
    And might as well do it in the next month or so, as we'll both be off work..

    But that's if we decide to do it..

  • I've heard that "it's space that sells".
    However, it's easier to picture your stuff in a house when the house has some stuff in(not loads), is tidy, and is neutral.
    This makes it easy for buyers to visualise (that sofa is nearly the same size as mine etc etc), makes it easy for pictures to be taken without too much post taking work, will sit well in the buyers head.

    If the house looks scruffy, it's hard to look beyond that.
    It's now a buyer's market.....
