Do you own the property in any legal way at the moment?
My first thought here is you need to be careful of second home SDLT (3%) if you already part own two properties.
My second thought is the other tax implications on taking on the mortgage that she is down as paying, you're effectively purchasing that much of the property off her.
Bought a house 2 years ago in Edmonton with the help of my wifes sister. Remortgaged last month and couldn't get my wifes sisters name off the mortgage and mine on as I couldnĀ“t provide enough evidence of income (self employed mechanic).
I now have 2 years to figure out a way of getting her off the mortgage and my name on. Easiest option is to get a full time job as an engineer for 3 months just for a payslip and proof of income.
We can easily afford the mortgage and I am also a named owner on 2 other properties in Ireland that were passed on from my family. Can these help as collateral?
