Loft extension.
New kitchen and wetroom will not add the amount you spend to the value of the property.
£60k on a loft should be worth more then that on additional house value before the paint is even dry.

I'm weighing up the same options and going for an extension, but I think you'd be better off with a loft due to having more people in your house.
I want to bring the outside inside and blur the lines between blah blah blah middle class conservatory.
