Is this an open offer, and can I contact via Insta or do you want to PM a number?

@chrisbmx116
No worries, he's a lovely guy, generally pretty busy but I've given a nudge to make sure he's checking his messages. Also he's heavily dyslexic so please don't judge him on his messages, not that I think you would!@NurseHolliday
Absolutely an open offer. You can DM him on Instagram or PM me here and I'll send you his mobile. -

Cheers buddy, assume he must be pretty busy... really hope to find someone I have confidence in, its always a scary process.

Walked by a house recently that had come on market, whilst walking the dog. There was a man stood outside, perhaps 55 but looked 65. He was topless. Had the general air of hoboness, but appeared to live next door to the house on the market, as he stood on its little path strumming a guitar that he could not play a single note or chord on. As he saw me, and my dog, he started to laugh uncontrollably and then sing "shaggy dog... shaggy dog" whilst hammering his guitar.
I did not book a viewing on the house.

@CheeseWheel "Anyone had any experience with rentcharge when buying their (freehold) home?"
kind of. My ex bought a freehold house this year. Then suddenly started getting rentcharge demands. I can't remember fully what happened, it was a very small amount, not peppercorn small, but like a tenner per annum or something.
A quick google shows I looked at this link - http://www.cluttoncox.co.uk/site/blog/conveyancingblog/rentcharge_trap_cost_thousands_bristol.html
I seem to remember it being informative. And if I recall, it seems to be all above board, but they hit people with huge charges if they miss payments. And in the area my ex bought, it's very first-time buyery. ie - houses getting sold every couple of years as people move in and out and up the ladder. so it's good for getting charges on folk i guess.

Yeah, that link is good. It's just such a odd archaic piece of legislation. Good to hear from someone who's just lived with it to balance out the stories of people who end up paying thousands of pounds.
Basically the options are to pay it if you get a demand (cheap, but you have to remember to do it to avoid ending up with loads of charges), redeem the rentcharge (still cheap, but you got to know who is the rent owner), or get insurance in case you get scammed.

"home staging". GTFO. Have basically paid a woman £££ to scold me for having ugly stuff everywhere.

• #25785
What the hell is home staging?

A bunch of c*nts come and tell you to rent a van and remove 95% of your belongings, roll out some white and grey carpets and place designer furniture here and there. Supposed to get potential buyers to pay more for our house

Is this not a thing in the UK? Standard stuff here in Swedenland apparently. Have never sold a house before, am dumbfounded by all the shit involved.

There's about 6 million TV shows in the UK that tell you how to sell your house so I couldn't imagine paying some twat to tell me the same tosh. Also, I bought my first house a year ago and I don't plan on moving for a looooong time but maybe in ten years I'll be removing all my doors and making every room lived in yet uncluttered!

I've done it, too.

How much did you pay them?

I'm so glad this is not a thing in the UK...
(I'm sure it exists, but it isn't common/expected/normal) -

@mustardbeak about £90/h. Got some advice from them as part of the agents package 'for free' (love that). Not expecting to 'need' more than a few hours of their time but still.
@hoefla yeah. It's gotten pretty bad here, people expect all the ads to look like a residence spread.

Completion question:
We exchanged a while ago with an agreement that we would complete at the end of November or earlier by mutual consent. They now want to complete in early Nov, while I am abroad. My question - do i legally have to be present to complete? (I don't intend on bringing the date forward but it would be easier if I can use this argument)
Thanks! -
• #25797
No you don’t, I completed on a purchase when I was cycling in the French Alps once.
-
• #25798
OK thanks for the heads up. I'm guessing you just collected the keys from the EA when you got back?
-
• #25799
I did. It was made easier by the fact I was chain free so didn’t need to move out of the place where I was living. The trip had been planned for some time and my purchase dragged on a bit so I didn’t want to cancel it. My solicitor was really helpful and made sure everything was in order before I left the country, then she texted me to let me know we’d completed.

Ovo pay interest if you have a credit balance. The rate is better than a savings account
Damn right!
