  • Catford is not london

  • I am thinking of Bromley actually...

Have a look around Chatterton Road / Bickley.
Got both Bickley & Bromley South station if needed but much nicer shops / restaurants and park.

    Source: currently live there.

  • this doesnt look good for us. ach.

  • Without being too nosy, what sort of thing are you looking for?
You said something about buying in cash recently, so I'd guess unless you're unable to work then you'd be in a position to get a small mortgage at a good rate.

  • Just offer them £50k less

Assume because it’s so far out a section 20 hasn’t been issued?

  • I am looking for a 2 bedroom freehold house. After indirectly experiencing the leasehold shit my landlady has to put up with over the years, I am not keen.

I could most probably get a good mortgage but with or without, my budget is still the same sort of range, so if I could do without then it would be ideal. I don't actually mind not being in central locations of London as long as it's a nice quiet neighbourhood.

For example, where I live now, it's a 1 bedroom flat in Camberwell, it could easily be £400K+, I am not going to spend that amout of money on a tiny place with no room to expand family wise or bike collection wise... if I went for a 2 bedroom + in the same sort of location, the prices are unaffordable mortgage or no mortgage...

And by the way, I don't currently have that amount of cash sitting in the bank ready to go, I will have to make some decisions before that may happen... so just toying with a number of ideas / plans...

  • We could be neighbours then... :-)

  • no section 20. its just listed in the 'southwark council 10 year plan'

  • Camberwell is a problem as any houses are so overpriced compared to the flats.
I own a 2 bed flat there at the moment but no way we can afford to upsize to a house in the same area.

  • I think its a common story in a lot of London. 2 Bed flats go for 450k to 500k in my part of SE10 and a small 3 or 4 bed house will cost £1m+

Double the bedrooms, double the money I guess.

  • And the difference between roads is huge.
I'm in a 3 bed in SE10, but close to the A102. Move the house a few roads over and you could put 300k onto the asking.

  • Having just been through purchase process, I concur that the value of information provided by conveyancing solicitors (on both sides) is limited.

    Even quite good ones.

  • Hmmm

Well who knows. They have their eye on doing something.

Who knows what it will be.

Best case, they do what they say they are going to do and it costs you £10k.

Worst case they decide it’s better to flatten I mean regenerate the place and you get stiffed.

Is there a big enough discount on the place to cover you?

If not start talking about reducing your offer

  • Some folk over on the HousePriceCrash forum (believe it or not) reckon the bubble is about to burst. Having seen prices remain ludicrous for pretty much the last ten years, I remain unconvinced…

  • Can it burst for just 6 months so that gives me time to buy...

I quite like this, is Lee is a neighbourhood?

    http://www.rightmove.co.uk/property-for-sale/property-50845668.html

  • Lee is generally nice, but that is firmly in Grove Park (admittedly an inoffensive-enough enclave).

  • I want a house. Four bed. North.

    Help me

  • How far North.

    Leeds?

  • That’s zone 7 right?

  • I went to school in Barnet. Never been back.

  • Hah yeah. Urrrgh. Leyton?

Need to think about schools which seems to make it infinitely more complicated.

  • Yeah, Leyton is fine but by no means cheap.

Highams Park is tolerable if you don't mind being a bit further out and not on the tube. Overground to liverpool st is fine though.

  • Need to think about schools which seems to make it infinitely more complicated

My view on schools is it's not like the '80s when most schools were shit. Most schools are ok now. When we were looking at secondaries, there were several within walking distance that I was ok with, just came down to which had the best vibe and what our kids wanted. I find the hysteria over schools tiresome.

Plus my wife's a teacher with 20 years experience, mostly in local schools.

Situation in Leeds may be different; I've not looked into it...

  • Yeah, Leyton is fine but by no means cheap.

Thing is I've been there and it's kinda not worth the money.
