Actually it is about 150 yards away from a disused bunker that was supposed to be for the watchmen during the cold war. Someone was supposed to man it at all times and after the bombs dropped they'd peep out (on top of the big hill overlooking Brighton) and have a look at the damage before nipping back in (bit of fallout never hurt anybody) and reporting it to London.
150 yards should bump the price up by at least 15k I reckon.
