  • ^Ignore all that. Turns out they didn't remove the chimney breast at all, rather they created a new wall to flush in line with it. So no previous cowboy chimney removal job to deal worry about anymore, but a why you make small London house even smaller annoyance instead. Might just bash out all the chimney breasts myself.

  • Is biomass burning shit? I looked into my supplier (So Energy) and last year 22% came from biomass, the rest from solar, wind, hydro or tidal which doesn't seem too bad?

    Agree with you there. Some say they add value though coz fireplaces are pretty and all that, I'd rather have the extra space but I'm sure the missus will think the opposite, because she normally does. Will get a builder over once we are in and see how painful a job it would be to do.

    I'm confident their primary reason was aesthetics. It's in a kitchen living space area and a flat wall does work better. Improved acoustic is a nice bonus though, I'll be sure to take all shouting matches to that room.

    We're thinking of getting our chimney swept so we can use our fireplace in the living room. Not sure that'll be much better but I'm fed up of the cold.

  • Biomass is growing stuff to burn. Not necessarily burning stuff that's been used. Like old nappies. But turning wood into pellets to burn.

  • My 'landlord' (or whatever insurance / pension etc company owns my flat) is selling up, and for less than I expected, so I'm tempted to make an offer.

    1. I'd be stretching myself to the limit to afford it, but from what I've seen around, a 43m2 studio in zone 1 E2 for 380k (they are listing for more but that's all I can afford) is pretty good deal?

  • I've seen a place I'd like to make an offer on. Is an offer 6% below asking price a p*ss take, or reasonable in current market? I want to open a negotiating position that leaves somewhere to go, but doesn't cause offence.

    Needs work done on windows and doors plus carpets have been chewed up by previous occupants dog.

  • I wouldn't worry about offering too low, if anything start lower!
