Do you actually live there? It almost looks like it belongs to a developer there's so little stuff in it.
Also, for the love of God get your agent to take out that "In our opinion..." line. They should fucking know!

They don't get anything if they don't sell it.
They are one of the 'hit the phones' outbound types, not so interested in web traffic. And because its tenanted their tactic was to look for BTL investors on their books.
But yes on the face of it I don't see why they wouldn't put more effort in to it. I don't really get the EA game - why risk spending money on advertising, time putting through people the door, if you are going to do a half arsed job of it and not get paid?

My girlfriend and I have been in our first house for just two weeks and we need to address the flooring.
Its currently a knackered old carpet in a mustard to black around the edges which we want and need to address asap.
End game plan is to get hard flooring in the hall and living room whilst the bedrooms (2) should be nicely carpeted. kitchen is a lovely classic black and white tile which splits the hall from the living room.
CARPETS! where should one be going value & quality? and has anyone got any advice at all! I am really looking forward to all the projects ahead but i cant deny my complete lack of DIY knowledge/ skills does fill me with doubt and dread!

We got ours from Carpetright in one of their sales and got the builder's mate to fit it.
Was a good price, delivered on time (or maybe picked up?), seems new still after a year, no complaints.
Seem to remember hearing grumbling about their own fitters though, can't remember.

@markairsy1 we got new carpets from John Lewis and they price matched against other suppliers. Would recommend their fitters as well.
Only thing I would suggest is do carpets last. If you have projects in mind you'll want carpets to be the last thing you do. New carpets + DIY (or tradesfolk) do not go well in my experience.

if you're going to smash wooden floors in, why bother with carpets at all? sounds like you're pissing money away.

@Hovis -thanks for the link.
@andos -we were actually in JL yesterday getting a bit of a feel for it all so will do some price comparisons and see what they come back with. bedrooms don't need much apart from a paint so I'll be tackling that sooner rather than later. It hasn't eluded that its a good time to take advantage of a gross carpet and save on dust sheets!
@greenhell -We want carpets in the bedrooms regardless. Wooden floors planned for the hall and living room which we wont be re carpeting for the moment. The end game plan feels more like a pipe dream currently but we need to pull the carpets up and see whats under there properly as so far it seems there's a mix of materials and its not particularly level

then i'd hold off on the carpets until the wooden floors are done. sanding floors is a messy business and that shit gets errywhere.

Yeah... you are probably right. With the excitement of buying and moving into our first home I think we want it all done NOW... but clearly can't do it.
The carpet is more of an annoyance as its a real distraction to even making the place look 'nice'! but I am sure a new neutral colour scheme to the walls will improve it hugely from the different shades of blue eggshell we have currently!

House is divided into two flats, the lower one is owned leasehold, the upper is owned by the original owner who has the freehold on the building. If we buy the upper flat, what's the best possible outcome lease wise?
I don't think we could own a share of the freehold without the downstairs neighbour buying in, so I supposed it'd be a long lease with good terms...
