  • I liked the space, wasn't looking st the decor as that can be changed. However I'm fighting a losing battle on the "let's move out of London" front so I will park this.

  • So, we've found a house that we like and is in budget but there are tenants in it at the moment who apparently will have the right to remain two months after the sale has gone through. I'm assuming that this would mean we would have to get a buy to let even though we would only be letting until we could move in. Any way around this? Steer clear? Advice appreciated!

  • Agree to buy it only once the vendor has secured vacant possession. Getting the tenants out should be their problem, not yours.

  • +1, what guarantees do you have that the tenants will actually leave two months after completion?

  • I'm not sure that there are (m)any mortgage lenders who will release funds until you do have agreement for free and vacant possession...

  • If the deal was right I'd risk it.

    A buy to let lender would want to see the tenancy agreement and your solicitor will trawl it through to make sure it's legit.

    Worst case you have to evict them if they don't leave.

  • Ask the owners to buy the tenants out and as above get vacant possession - it's only two months, if the tenants aren't complete dickheads that should be possible.

  • Under very few circumstances would I take the tenancy on - unless I was BTLing the place

  • Strange leak appeared in hallway. No evidence of water from above. Not sure what the go is yet. Need to ask upstairs if they had a leak or something. Maybe running along inside wall. Also possible from underneath but seems less likely with a slab in place.

    Could be fun...

    was originally on for 1.5m and only dropped to 1.25m in Jul 2017...

    Yeah my wife would love those occasions where I am travelling or working late. Jeez she won't even go into the basement when I am at home in our current house.
