  • We had similar. I just went back to the EA and showed them my quotes from other firms, which they then matched.
    They were keen to keep everything under one roof, so to speak, and avoid multiple independent parties. So speed the whole thing up ours knocked c. £1200 off the total fees (we are buyers)

  • both spicerhaart and FJL are EA's so both their legal services teams are just in house divisions.

    are ranging from amaze to rubbish. which suggest to me they are rubbish but have gotten people to add good reviews. from the above:
    5 stars = 63 people
    4 stars = 13 people
    3 stars = 3
    2 stars = 15
    1 Stars = 124

    that's quite a swing towards the bottom.

  • They often offer insurance to cover cases of non-completion and lost fees. I'd go with this option as you can then use your preferred/recommended solicitor.

    Reviews of all estate agents are typically on average awful because they include reviews from tenants who naturally / typically hate them. As do buyers to a lesser extent.

  • Thats a very good point. While I am a renter I haven't had to deal with EA ever as I have a great landlord that I deal directly with.

    Yeah they charge you a bit extra but it insures you against the buyer wasting your time and whatnot.

    I'd ask the indie to chuck it in for free if they want the the work TBH...
