Depends what you've signed in your freehold obvs...
If there is a whiff of subsidence I would be as thorough and collaborative as possible with your downstairs.
Aside from the structural risk to the whole property (it won't just be downstairs whose walls and floors start to list) there is also the paperwork.
If not addressed properly with a proper paper trail it can REALLY damage resale value. -

oh it's getting looked at as a matter of urgency. the neighbours (not downstairs) have had an engineer in as they have noticed signs in their property, and the finger has been pointed at the downstairs neighbours backyard trees.

Cheap-ish where we are, unless you wanna live right next to the water... But even then you'd easily get a house for £500k... We went to look at another place yesterday, both loved it so we'll be talking to mortgage brokers this week...

Instead we're looking at 2 bed houses a bit further out in places I've never been like Whitehawk and Hollingbury. Not ideal but it's a step.
Shoreham is nice, you've missed the boat on the best deals but the other side of the river towards Worthing still has some good value stuff.

Yeah, have considered that. There are quite a few in Portslade. Needs to be vaguely accessible to either Hove or Brighton station.

I lived in Worthing for a bit 07-08. Worst year of my life. Shite one horse town and the horse is dead.

So we've managed to strip EVERYTHING.
Two builders in tomorrow for quotations and I'm posting lots of pretty photos and drawings to the freehold managers about work we want to do.
Took the sink out today (along with large portions of the wall, accidentally) to discover that the floorboards and joists in that corner of the kitchen are completely fucked. -

I'm the upstairs flat in a victorian conversion. My lease has me responsbile for everything from the top of the ground floor upwards (which is an arse as I need a new roof).

Wouldn't bother with Shitehawk, full of wankers and students. I lived at the top of Bevendean for a bit, up in the 'bowl'.
Not too bad and you have the station by the Uni close by.

Can anyone recommend a roofer who covers South London? I've PMed @Rustychops but he's gone radio silent on me.

We use http://www.checkatrade.com/EJacksonAndCo/ who are just down the road from us, and have always done an excellent job.

Is there a Corgi registered boiler/plumber person on the Forum recommended books...?
We're fixing to get the boiler replaced and relocated.

Similarly, any recommended roofers in North London?
Is there a recommended tradespeople thread? Could be useful

Dave Norman at Architectural Roofing. They are very good in my experience.

Consent form sent to dodgy freehold managers... Now we wait.
Next time, I'm buying something new.

3rd party? -
• #10648
Congrats mate; sounds like things are finally moving...
At a minimum, you need buildings insurance actually purchased in order to complete.
It's obviously highly recommended you have contents insurance and life insurance probably sensible too.

• #10649
now who would like to lend me the millions i need for the deposit? 0% interest indefinitely?

Cheers, I've contacted them but I think my flat may be a bit far out for them.
Yep, check the FH arrangement. Id def be hitting them up for the roof if they slung a bill for remedial ground work.
How sure are they it is subsidence? Had a survey?
