Hi all,
I live in a Basement / Garden flat of a victorian conversion. I just noticed one of the external pipes is leaking water - might be a worn pipe joint? - it appears to be fresh water (no colour/no smell) however it is leaking when one of the flats above drains something. It's not a continual leak, just when the water is drained or flushed or ??
Who is responsible to fix this? I own the flat and the leaking pipe joint is on the external wall of the basement flat, however, am a Leaseholder - is any of this responsibility part of the upper flat owners or owner of the lease?

if it's inside the boundary line, it's definitely domestic and not water authority. Is the pipe communal to the building itself?

The pipe appears to be domestic to the 4 flats as it not part of the mains

service, install or repair?I have an immersion heater setup with cold water tank above it. It stopped working again - probably needs another one of those rod/fuse/thermostat things. But I'd like to replace the whole kit and kaboodle with one of those smaller, more efficient sealed things and if possible get rid of the cold water tank altogether - basically free up a load of cupboard space. Not aware of my options or any implications of this change though - other than a big pile of cash heading out of my account and into a plumbers..

Sounds like a wastewater pipe.
Look in your leasehold to see what is stipulated.
My leasehold states repair costs are joint responsibility of all leaseholders to be agreed on a case by case basis.

My hot water tap in the bath is fucked.
It's properly ancient and the washer fucked last week. It's dripping water. I can't fix it.
How much? And when?
Bearing in mind I'm not a permanent resident of the house and I'm moving out soon.
Please.

Is this good? Should I be asking about the type of unvented cylinder - are some better than others?

Can you get access underneath the bath? if so is there a shut-off valve on the pipe leading to the hot tap?
If yes, then shutting off the water is very simple.
Undo the top of the tap, check what size washer you need, obtain washer, replace.
If the new washer doesn't fix it then you'll likely need to recut the valve seat - for which I have a valve-seat cutter, which is very simple to use.
Total cost to fix this is likely to be in the 10 - 30 pence range.

Good answer. I should have said this was solved by calling a chap. A plumber chap. I didn't quite have the right tools (we were living in the decrepit mansion at the time, and everything was sort of vintage to be kept that way).

plumbing help! I have a shower / controls much like this:

but there is a temperature limiter inside the control itself, I have got instructions from the manufacturer as to how to adjust, but stumped at the first hurdle, they simply say pop the front cover cap (to the lever control) .......but cant seem to get it off as it sits tight into the rest of control (there is no lip or anything to grip onto - its round) and don't want to damage it by trying to bash it off
I probably need to take a close up photo to make it clearer but can anyone help? or recommend a helpful plumber?! its literally a 5 min job I just don't have any idea what type of tool to use let alone own one......

Can any one recommend a good gas safe registered plumber need to to get the certificate and some bits sorted needed quite quickly, Stockwell Brixton area.

Is £2,300 a bit steep for the labour needed to replace the CH system in a 3 bed house with an unvented cylinder & system boiler, install rads upstairs (there aren't any currently), reposition rads downstairs and replace the incoming mains pipe?
Total quote came to just over £5k including parts
Plumber said it'd take about a week. -

Just the 1 bathroom - unvented seems a bit like overkill, but it does give more options around adding things like solar heating later and means you get an immersion heater so I don't really mind.

I'm not a lead merchant but coming from my present background Legionnaires is killed at 55 degrees C. Is there a temperature regulation any where?
btw... Legionnaires Disease is so called due to the first medically recorded outbreak being at an American Legion conference. It came from the convention centre cooling towers (they think) that are part of the aircon / HVAC systems and killed 29 delegates there.
