  • The size of things is such that it doesn't all that much sadly.

2 year at 0.99% (discount from variable) = 847 per month = 21827 after 2 years (inc fees)
tracker at 1.49% above BOE base = 952 per month = 23147 after 2 years (inc fees)

If we overpay as high as we can, then yes, the 2 year costs £1200 more, and the mortgage would be £4378 lower than if we do the same on the tracker.

But the Tracker is lifetime, and at the same tracking rate as we have now, so no need to fiddle in a couple of years if we're still happy with it, whereas the 2 year, we'd have to look at it again.

goes to do some more sums

  • Tracker is lifetime

    this sounds good. really good....

  • Had a second viewing of a place no one would touch last night.
It's been on the market for 4 weeks at an inflated asking.

2nd viewing at 6pm last night "TBH you are the only people interested in this place"
Phone call to make an offer this morning "we've had an offer close to asking"

    I smell bullshit.
Pretty sure he has made up a phantom offer because he knew we were going to go for it and would likely go in low.
    Bastards. Just bastards.

  • Therefore say "oh, well - I was going to make an offer of [list minus 20%] but that won't be enough now, what a shame. Oh well! Please do think of us if you have any others like this on your books".

  • Survey is happening today...

  • Last weekend I pulled up a bit of the crappy laminate floor boards in the kitchen to try and figure out why there was a bit of dip in the floor. discovered that pretty much all of the original floorboards underneath the laminate have rotted away from damp. My builder came round last night to have a look. all the original floorboards need to be pulled up, so they can sort out the damp, and then replace the floor with marine ply, and then put down the flooring.

To do this work my entire kitchen needs to be taken out, and put back in.

    FUCK.

  • sorry to hear that mate. it's an awful process and the agents hold all the cards. i hope you don't have a stand off and lose. good luck

  • what survey you having done?

  • OOF! Sounds expensive.

  • Back from Vietnam on Saturday and likelihood is that the Doris will have 3 months gardening leave coming up before the end of the quarter, so looking to kick on with the house stuff.

On Sunday we're going to take a look round Leytonstone - so we don't wander around jet laggedly for all day - @tommmmmmm @rodabod @Crispin_Glover and any others point me in the direction of some nice roads/postcodes?

  • Homebuyers bullet point list of vaguery.

@hoops ouch. The place we're hopefully getting needs what you describe throughout. Having you tear the kitchen out sounds awful though.

  • Has anything happened with the independent consultant yet?

  • He's in the house as I type.

From what I can gather he is doing a full structural survey.

I made him a coffee, he turned it down because it wasn't instant.
This is what we are dealing with.

  • "I'm sorry, but this is an areopress. Let me show you an inverse brew"

  • Some of my house is like this. Find out the source. Is it poorly ventilated? Need more air bricks?

  • installation of air bricks is the one of the main reasons the whole floor has to come up....

  • Victorians: spend more time on structural integrity, draft-proofing and so on, and less on cornicing and etched glass.

  • You're gonna have to use a bigger font if you want the Victorians hear you. Maybe capitals as well.

  • Congrats!

  • Strong kitchen and carpets.

  • Pink is such an underrated colour for bathrooms.

    Congrats.

  • Cheers guys...
