Had a second viewing of a place no one would touch last night.
It's been on the market for 4 weeks at an inflated asking.2nd viewing at 6pm last night "TBH you are the only people interested in this place"
Phone call to make an offer this morning "we've had an offer close to asking"I smell bullshit.
Pretty sure he has made up a phantom offer because he knew we were going to go for it and would likely go in low.

Last weekend I pulled up a bit of the crappy laminate floor boards in the kitchen to try and figure out why there was a bit of dip in the floor. discovered that pretty much all of the original floorboards underneath the laminate have rotted away from damp. My builder came round last night to have a look. all the original floorboards need to be pulled up, so they can sort out the damp, and then replace the floor with marine ply, and then put down the flooring.
To do this work my entire kitchen needs to be taken out, and put back in.

Back from Vietnam on Saturday and likelihood is that the Doris will have 3 months gardening leave coming up before the end of the quarter, so looking to kick on with the house stuff.

The size of things is such that it doesn't all that much sadly.
2 year at 0.99% (discount from variable) = 847 per month = 21827 after 2 years (inc fees)
tracker at 1.49% above BOE base = 952 per month = 23147 after 2 years (inc fees)
If we overpay as high as we can, then yes, the 2 year costs £1200 more, and the mortgage would be £4378 lower than if we do the same on the tracker.
But the Tracker is lifetime, and at the same tracking rate as we have now, so no need to fiddle in a couple of years if we're still happy with it, whereas the 2 year, we'd have to look at it again.
