When estate agents talk about about grading their fee
1% for £x
1.25% for £xx
1.5% for £xxx
etcAre they talking about their fee changing for the whole amount as you go over a threshold?
or are they talking about getting an increased percentage on the amount over the threshold?I'm no where near as good at this as I thought.

We keep finding places we like only to find that they are under offer before the viewing date and are taken off the market. Its annoying as fuck.
Hopefully we'll at least get to see one of the three places we've arranged this Saturday. With all the other regulars.
One of the places has a basement big enough to imprison one's family in.

I think it's a really good arrangement if done right, prolly with bigger increments than dst suggests and a wider range, like 0.5% of the whole price if they get you what you'd have got yourself or through an internet agent, rising to 5% if they absolutely smash it and get 20% more than you thought you would. That'll focus them on the task in hand.

That's what we've gone for.
0.75% up to asking
1% for the first 5K over asking
1.1% for the second 5K over asking
1.2% for the next 5k over askingThen, if they get over 15k over asking they can get a 5% cut of the margin.

Standard charges are Between 700-1k for their fees for a decent lawyer, 500 quid if you use an online one. For that they are dealing with a transaction which can be hideously complicated, especially if a flat, not only acting for you but for your lender if you have one, and risking getting sued if they get it wrong..
I don't think the solicitors charges for conveyancing are expensive at all to be honest.

I have 4 or 5 massive boxes in se3, if anyone wants them for moving.
Been on the blower to estate agencies a lot today.
Key point - they all start at 1.5% plus VAT and some go as punchy as 3% plus VAT...
BUT...
They ALL crumble when pressed (apart from Foxtons).
One agent went from 2.5% to 1% with barely 30seconds worth of chat.
I love playing these no marks.
