@grog and I diy'd this in our house in Jan - insulation, sanding and treating. Definitely worth doing. (Side note - we ended up going for a Bona primer / Bona Traffic HD over Osmo).
As you say sanding will make a HUGE mess so it's worth hermetically sealing rooms off, so it doesn't get into the rest of the house, and it is very noisy so worth giving neighbours a heads up... Also, get way more sand paper than you think you need! I had to go back and get more even though we thought we'd got plenty.

We used silverback stretch tents, based in Kenilworth. IMO stretch tents are way nicer than marquees anyway, and they were v reasonably priced and professional. https://www.silverbackstretchtents.com

Seeking some advice / intel re a double storey extension.
@grog and I are buying a terraced house and would like to square the rear off to create an open plan kitchen/dining space - current floorplan attached. We also want to extend the floor above i.e. a 2-storey extension. At the moment, the kitchen juts out on the ground floor. No other houses on the street seem to have 2-storey extensions so there's no precendent.
As far as I can understand from the (rather confusing and conflicting!) guidance online, we wouldn't need planning permission as it's less than 3m from the current boundary, as well as being to the rear of the house. Not sure this is correct though as we have also read that it can be problematic if it blocks light into neighbouring houses.
Would there be any issues / could we run into hurdles with party wall agreement? Is there a reason that there are so few 2-storey extensions?

Do it! Those two bumbags above were made for me and my partner @grog
So impressed with the construction, quality of materials, and attention to detail - would highly recommend :)
Also I am 5'5 and @grog is 6'1 and the bags fit us both really well. They pack up small when empty, and can expand to take a fair bit in cargo for snacks etc.Thank you Dan!

Selling my Giant Avail - this is an absolute joy to ride; fun, comfortable and fast. Super light too at 7.3kg with pedals & saddle (not included in sale).
Frame - Giant Avail Composite 3
Full ultegra 6800 groupset (165mm cranks, 11/34 gearing at back)
Superstar wheels
PRO PLT bars (380mm)
Gravelkings 26sFrame stack 533mm and reach 361mm.
I was riding this with a 90mm stem and am 165cm, so it'd comfortably fit someone shorter. Some caveats:
The steerer has been cut down, cosmetic paint chips on the frame: one on top tube, one on the underside of downtube from mudguards, and hoods have some wear (please see photos, I have tried to reflect this where I can).
The frame was repaired by the previous owner (on the seat stay tube) at a professional carbon frames repair centre in Hackney Wick. It is safe to ride.£750? Bristol-based pick up or I'll be in London in January.

My iPhone XS has a black / unresponsive screen. Tried forced reset a few times with no luck. However it does vibrate when plugged in and when someone calls. Is it likely that just the screen is broken and needs replacing? If so, any forum recommendations for a reputable company that can do this - Apple stores or partners are all fully booked atm.
